NAR News- Member Survey Shows Rise in Realtor Income & Sales Volume

Reflecting the 11.5 percent growth in home prices last year, income and sales volume jumped for the third year in a row, according to the 2014 National Association of Realtors Member Profile. The survey also found an increase in new and younger members to NAR in 2013.  Lawrence Yun , NAR chief economist, said recovery in the housing market since the downturn continues to improve the earnings of real estate professionals. "Fueled mostly by rising home sales and prices, the median gross income of a Realtor increased to $47,700 in 2013 from $43,500 in 2012, marking a 9.6 percent rise and a sharp gain from $34,900 in 2011," he said. National News- FHFA Plans To Increase Credit; Leaves Loan Limits Unchanged

State News- "Christie puts off property-tax rebates to ease budget problems"
Senior citizens, disabled residents and other homeowners who are among the more than a million people enrolled in New Jersey's Homestead program will not get their property tax relief this year. That relief - in the form of a credit on annual property tax bills - is again being delayed by Governor Christie and his administration, who blame another bad budget year. The latest delay means people won't see this benefit until May 2015 - nearly two years since the last time the tax-relief credit was available.Christie has now postponed the Homestead program three times since taking office in early 2010. Property taxes in New Jersey are still rising, but not by as much as they had when Christie took office and before he pushed for a 2 percent cap on increases. READ MORE

Local News- Dumont Delays Rezoning Vote

The Dumont Council has pushed back a vote on an ordinance that would rezone the closed D'Angelo Farms property to make way for affordable housing on the 7 acres thereby  building a 144-apartment complex on the former farm.

"We pulled the ordinance because of the new regulations that have come from COAH," Mayor Jim Kelly said. He was referring to new proposed rules to shape municipal responsibilities for low- and moderate-income housing that were presented last month by the state Council on Affordable Housing.A borough subcommittee and affordable-housing experts were sorting through a "volume of information" to determine how many units the town needs to build, Kelly said. The council's next meeting is June 17. READ MORE

Proposed Legislation Could Revive Transfer of Housing Units

State Assemblyman Declan O'Scanlon (R-Monmouth) has introduced legislation that would, if passed by the Senate and Assembly and signed into law by the governor, reauthorize regional contribution agreements (RCAs) between towns in the nine counties most affected by superstorm Sandy. According to a press release, these agreements will permit the transfer of housing units to count toward a recipient municipality's state-mandated obligation to provide affordable housing for individuals and families with low and moderate incomes. These types of agreements were originally permitted by the state Council on Affordable Housing, which held that a town could transfer a portion of its affordable housing obligation to another municipality. RCAs were banned in 2008. READ MORE

Mainstream & Second Home Buyers still Seeking Value for Global Property Investments
With the global economy displaying green shoots property buyers, both in mainstream housing markets and second home hotspots, are looking closely at which markets offer real value. Already in 2014 there has been a steady stream of positive indicators for global housing markets, according to the Global Opportunities from international real estate firm Knight Frank. It points out that lending criteria is being relaxed, interest rates in Europe, the United States and the UK look set to remain at historical lows at least until 2015, employment is picking up and buyer confidence is strengthening.
