State News: NJ March Market Report Now Available

With spring upon us, many New Jerseyans are eyeing seller activity for signs of new listings. Low inventory has caused some frustration among buyers at certain price points. Investor activity and cash purchases should be monitored, as well, along with possible increases in new construction activity. And although interest

rates are up from their all-time lows, borrowing costs are still remarkably affordable. With rental rates already high and rising, many are finding it's cheaper to own than to rent in most parts of the state. Single Family Median Sales Price was up 7.4 percent to $299,900. READ MORE  

  

Local News: LG starts demolishing building to clear way for headquarters
LG Electronics started a new phase in building its planned headquarters on Sylvan Avenue Tuesday.

While the height of the proposed building is still under debate in appeals court, as well as the court of public opinion, the company started the work of demolishing the outside of one of the three structures of its Sylvan Avenue property.

An enormous excavator started plucking one of the buildings apart in a light rain Tuesday morning. LG has been demolishing the inside of the former Citycorp building since November.   READ MORE   

  

St. Moritz, Edgewater sold for over $120 Million

Cornerstone Real Estate Advisors, Inc. acquired The St. Moritz, a 224-unit high-rise apartment building at 100 Daibes Ct. in Edgewater, NJ, from its developer, Daibes Enterprises, for $120.25 million, or about $537,000 per unit, in an all-cash sale.
The 25-story, 271,000-square-foot multifamily property was constructed in 2004 on 3.6 acres in the Gold Coast community of Edgewater, overlooking the Hudson River in the Bergen County submarket. The asset was 97 percent occupied at the time of sale. READ MORE 

NJAR Applauds Gov. Christie's Desire to Eliminate Realty Transfer Fees  

Gov. Chris Christie wants to abolish the realty transfer fees in New Jersey - a town hall announcement which was immediately endorsed by the New Jersey Association of Realtors and, really, anyone planning on selling their house anytime soon.The fee, which was implemented during the housing boom in 2002 and 2005, puts a tax on anyone moving out of the state. The tax, based on the sale price of the house, is roughly $1,700 on a home sold for $300,000 (the median sale price in the state in March). "NJAR commends Gov. Christie for his position of making realty transfer fees a thing of the past in New Jersey," he said in a statement. "We look forward to working with the governor and our state's legislators to repeal the realty transfer fee and helping New Jersey's homeowners." Read More
