DON'T MISS:  Falmouth's Housing Roundtable!

 

The Housing Roundtable, a community-wide discussion of housing and Falmouth's future, will be held on Wednesday, October 1, 2014 starting at 7 p.m. in the Hermann Foundation Meeting Room on the ground floor of the Falmouth Public Library on Main Street. This discussion will be unique for Falmouth-Public discussions of housing in our town generally revolve around a particular proposed project. The Roundtable will be a broad-based discussion of our Town's housing needs across all age and income groups in all areas of our town. The discussion will also consider the relationship between housing, employment, the town's tax base and the demographics of the community. Further, the discussion will be grounded on facts and findings in the "Housing Demand Study" commissioned by the Town of Falmouth. The report was prepared by Ms. Judi Barrett of RKG Associates. The report is available on the town website along with an executive summary.

 

Ms. Barrett will open the Roundtable with a summary of her report. Mindy Todd, host of WCAI's "The Point," will moderate a panel discussion of the report among eight community leaders. The audience will then be invited to join the discussion.

 

The Roundtable is co-sponsored by the Falmouth Housing Trust, the Town of Falmouth's Affordable Housing Committee, and the Falmouth Economic Development Corporation, (EDIC).

 

 This meeting will be your chance to express your views on how the Town of Falmouth should prepare itself for the challenges of the next several years. The program will be broadcast on FCTV Channel 15 but you won't be able to participate in the discussion from home.

 

     So please come on down on October 1st to take your seat at the table!

St. Marks Road Update

The Falmouth Housing Trust has finished all preliminary permitting and funding requests associated with the project.  The property has been sold to FHT.  We expect to clear the lot over the next few weeks and start construction shortly thereafter.

 

The project calls for the creation of three individual homes, two of which will be 3-bedroom, 2-bathroom Cape Cod style homes, and the third will be a ranch style home, also with 3-bedrooms and 2-bathrooms.  The ranch will be visitable

  
Each house will have a distinct 1/3 of an acre lot, but all will share one curb cut off of St. Marks Road.  The homes will be built to the Energy Star standard and are oriented on the lot to maximize southern exposure and privacy.  FHT hopes to incorporate solar energy into the project, depending upon grant and major donor funding availability.  Landscaping plantings will also augment privacy and create natural borders with neighbors and the street.  All plantings will be drought resistant. 
  
The northern tip of the 1-acre parcel, along Rt. 28, will have a Cape Cod Regional Transit Authority bus stop installed for the community's use. 
  
The project team includes "Citizen of the Year" Mike Duffany, Christian Valle of The Valle Group, architect Bill Roslansky, FHT volunteer Gene Black, and Tim Santos of Holmes & McGrath.  Construction financing will provided by Cape Cod 5 Cents Savings Bank in Falmouth.

 Odd Fellows Hall Adaptive Re-Use Project 
Odd Fellows Hall
The Falmouth Housing Trust withdrew its Appeal against the Zoning Board of Appeals after participating in mediation for several sessions earlier this summer.  The Odd Fellows Hall project is fully permitted and as such will proceed with site changes as specified in the conditions set forth by the Zoning Board of Appeals.  The conditions in question include a requirement that reinforced turf by used for on-site parking instead of asphalt. 

What does this mean to the project?  It will cost more to build and maintain annually.  Also the turf parking effects the visitability of the project.

Look for FHT to proceed with an application to access Affordable Housing Funds from the Town of Falmouth.  We expect to submit this paperwork within the next few weeks and close on the property by year's end.
