is looking forward to March madness by reminding us that the first installment of the 2013 real estate tax bill is due March 4, 2014. As you may know, this bill is calculated based upon 55% of the total 2012 real estate tax bill. The reason for this unbridled payment is to allow government to be funded before final appeals are made to the Assessor and Board of Review. Just remember that we pay our real estate tax bills one year in arrears and always have an opportunity to change our assessments before the second installment is mailed. The Assessor...
is keeping the process moving forward by working on the assessments for the 2014 real estate tax year. Local ordinance requires Cook County property to be reassessed every three years and there will be sixteen townships in the west and south suburbs reassessed. All townships, however, get the chance to file appeals every year. You just have to be aware of the Assessor's scheduling to know the deadlines. The Board of Review...
is now closed for filing 2013 year appeals and will finish a review of all appeals probably by May 1st of this year. This will allow plenty of time for the Illinois Department of Revenue to determine if there will be a multiplier (pretty good chance there will be) and for the County's Clerk and Treasurer to calculate the tax rates and mail the second installment. The 2013 real estate tax year second installment is scheduled to be mailed by August 1st 2014.

We are still getting results from appeals we filed in 2013. DuPage County's Board of Review results should be out in the next couple of weeks. As mentioned in some of our earlier e-letters, the appeal procedures are somewhat different and the tax bills for both the first and second installments are mailed at the same time in two equal installments. The first is due on June 1st and the second on September 1st (This year we are paying the 2013 real estate tax bills.)
2014 assessments should start coming out by mid-July and continue through December 2014. During this time there will be informal appeals to assessors and formal appeals to Boards of Review. As noted, real estate taxes are still paid in arrears but the filing deadlines mostly occur in the calendar year.
There are multiple jurisdictions outside Cook County and most assessors and Boards of Review have internet sites to refer to for information. Here is a link to a site that lists Assessors by state and then by county: www.realmarketing.com
