* Did you take out a mortgage or re-mortgage after 31st October 2004?
* Does the mortgage term run past your retirement date?
* ls your mortgage interest only?
* Did you self-certify your income?

Leading up to the global financial crisis of 2008, it became commonplace to offer interest only mortgages to customers with no means or provision for repaying the capital at the end of the term and sometimes to extend the term far beyond retirement age.  As lenders wanted to lend more money, they loosened their criteria to allow 'self-certification' whereby the customer simply confirmed that they earned sufficient income to repay the loan.

 

Although legislation has been introduced to curtail these shoddy practices, many people are still struggling with mortgages put into place earlier.  If this applies to you, you could be eligible for compensation so please talk to us.

Landlords Expect £20k Income from Buy-to-Let 

     

  

A recent article in This is Money reports that Landlords expect that more than half of their retirement income will come from their rental properties, an estimated £19,785, according to a survey of 500 buy-to-let investors by Platinum Property Partners.


On average investors expect their retirement income to total £35,600, with the rest made up of state and private pensions, as well as other investments.

 
PPP's managing director Tony Bennett said that pension-holders should not rush into any decisions once they get access to their pots.
He said: 'Anyone approaching retirement will be looking to maximise the income they are set to receive from all of their investments and buy-to-let investors are no different.'

Dolphin Capital - Act Now for Higher Returns
 

 

 

From 1st September Dolphin are withdrawing their one year term for cash investors and also reducing their income on three and five year terms. The yield is still better than many other investments:

3 years  

  • Income Version:
    • 10% interest per annum, payable half yearly.
  • Deferred Income Version:
    • 10% Simple interest per annum PLUS a 3% bonus interest payment at the end of the term.
    • Total return will therefore be 33%. (at present 44%)

5 years  

  • Income Version:
    • 10% interest per annum, payable half yearly.
  • Deferred Income Version:
    • 10% interest per annum, compounded for duration of the investment PLUS a 10% bonus interest payment at the end of the term.
    • Total return will therefore be 60%. (at present 90.8%)
