*A First Legal Charge gives the Investor the type of security a mortgage lender would hold and would enable the property to be repossessed and sold in the extremely unlikely event of repayment not being made under the loan note contract.

Is Your Pension in a Dog Fund?
We were interested to see an article in The Daily Telegraph reporting that more than £30 billion of pension savings languishes in poorly performing funds (based on data from broker Bestinvest).
The company said there were 113 pension funds, each with assets of more than of £2.5 million, that consistently failed savers. All of these funds have under-performed the stock market index they are supposed to be beating by at least 10% over the past three years.
The research found that Friends Life and Phoenix, which both have a number of legacy funds, were the two pension providers that let down savers more than any other. Other disappointing funds came from big names still operating within the fund management and insurance industry, such as Scottish Widows and Prudential.
