Some Thoughts From Your Inspector...

Well no... but not by our doing. MN does not have licensing for home inspectors. This is why it is so important to do your research in hiring an inspector. Johnny on the Spot could be a home inspector tomorrow by just saying he is! What he wont have is continuing education, E&O insurance, general liability insurance, certified inspectors, BBB rating and the list goes on. Don't rely on the first inspector your agent refers you to. Ultimately it is your home so do your homework and make the right decision when choosing an inspector. Your not going to get a do over on this purchase and you certainly wont be able to return it!
They are saying that the market is starting to recover...
 
 
I wouldn't bet on it, The media is reporting that home values have started to stabilize. This is however a snap shot in time most likely due to the Obama Tax Credit. There may be some markets that do better than others and hopefully you are located in one. I have talked to knowledgeable people at some of the larger lenders that deal with defaulting loans. They don't have the staff to keep up with all the delinquent home loans that are starting the foreclosure process or are in the midst of it. They are also sitting on foreclosures from a year and a half or more back. The homeowners are still in the homes today because they don't have the manpower to work them all. The larger lenders also do not want to dump all these homes at once. I would assume they don't want to completely flood the market with these as it may hurt the banks more than they already have been when they do try to liquidate the properties. No one knows for sure but in my opinion I don't see values rising significantly over an extended period of time. In fact we may see more foreclosures in the near future which could depress values more.
Get out there and camp! 
 
 
 
Its definitely time to head out camping. If you can hit a weekend without the rain you can't go wrong. I have been out 4 times this year already which is a great start due to the great weather. The kids love to go explore, fish, sit by the fire and stuff their mouths with marshmallows. I also recommend Totino's Party Pizzas on the grill. Best way to cook em! One little campground I tried out this year is Fish Lake Campground south of Prior Lake. If you are a fisherman this place is great. You can tie up your boat right next to your campsite. Most of the sites are roomy. This campground tends to get a little louder on holiday weekends but its really close and has a nice beach that the kids can swim at. In my opinion dealing with the louder campers is offset by the convenience. Camping is one of my favorite memories as a kid, too many kids go without this experience. If you have any little urchins running around your house. Take em camping and let 'em have some fun!
