Janice Halperin | |
Janice had short notice I was coming to interview her but when I arrived she was more than prepared. She had travel albums, genealogy information and vintage family photos. It is no surprise that she feels she has always been an "over achiever". One of two sisters born in Brooklyn, New York, Janice is the daughter of Pauline and Morgan Grossman. Her mother was sent from her home town of El Paso, Texas to the Julliard School in New York to study. There she met and married Janice's father a native New Yorker. The men of the Grossman family (Morgan along with Janice's grandfather Adolph), built the family business of shoe manufacturing and sales. The business thrived and even during the days of the depression her family was fortunate to have what they needed to thrive. As Janice grew, her parents sent her to private schools. She attended the Packer Collegiate Institution and graduated from Cornell University. At Cornell she was the president of the Cornell Chapter of AEPhi and very active on the debate team. Then, as she is now, Janice was very active in the socializing but is quick to tell you it was not all fun and games, she did a lot of studying "between events". After college she married her first husband and before their divorce had one daughter, Jane Weston. Jane recently retired as one of the New York Times Sunday editors. Her second marriage to Emanuel Halperin was happy and long lived and produced two more children, Morgan and Linda. Morgan, an attorney and his wife Susan have two beautiful daughters, Lindsey and Chelsea and they live the small town life in Nevada City, California. Morgan and his wife love to travel and do so regularly. Janice believes her son inherited the travel bug from her. While Janice was not a member of the military she is very proud of the fact that her husband Emanuel was on Eisenhower's staff during WWII and traveled extensively with him. During the time her husband was away and for most of her life Janice has been a volunteer for a variety of organizations. Most of her volunteer talent was in fund raising, event planning and volunteer training. While she no longer travels, there was a time Janice says she was an "in depth" traveler, spending her time on the back roads and lesser traveled thoroughfares of foreign lands such as Australia, New Zealand and China. "I was always interested in how the people of other countries lived, not so much the tourist activities". She has been to Europe several times but prefers staying close to home now and having the children and Grand- children come visit her here. Bridge, Bingo, movies and parties fill her hours here at the Towers. Law and Order is her favorite TV show and she likes them all, SUV, Criminal Intent and the original. A special addition to her family came to live with her about three years ago, Calie the black and tan calico cat, is curled up at our feet lying in a patch of sun that shines through the sliding glass doors. Calie is about eleven years old and was placed with Janice by a rescue organization. Calie is a lucky cat to have found such a great place to live. Retired life is good. Janice enjoys sleeping in when she wants, doing what she pleases and being the master of her own destiny. She feels any success she has had is related to her upbringing, she had good parents that provided her with a wonderful mix of art and business sense. It is important to her to be a kind and caring person but she prefers to stay in the background now, unless of course, you need her. | |

A message from the Board of Directors President
It's time again to look back over the past year and review what has transpired. While the past year included some hiccups along the way in terms of broken valves and pipes and delayed projects, we did make progress.
New flooring was installed in our four elevators which, in addition to being very attractive, is easier to maintain. We purchased 6 pieces of patio furniture to facilitate the enjoyment of our outside areas. The carports were cleaned and painted. This task took longer to complete because of some of those hiccups I mentioned and the Board wishes to express our gratitude to the residence for their cooperation and patience. The installation of the long-anticipated automatic doors to the elevator lobbies is eminent, now that the new access control system installation is being installed this week.
The Landscaping Department refurbished the grounds around our buildings, eliminating an old tool shed, and dramatized the front entrance by adding hardscape and new plants in the round-about.
And thanks to the efforts of our resident artists - Sally Levy, Fred Emmerich, and Ruth Allen - and of Pam Peeler, Activities staff member - the walls in the Tower One tunnel have been enhanced by several colorful scenes. This work was supported by Joyce Bender and Inesa Nord-Leth.
Since becoming President in 2011, I have been concerned about bringing The Towers into the fore; that is, to increase our visibility - both within and outside of the Village - and to promote the active, independent, hotel-style living The Towers provides. It sometimes felt as if we were the forgotten "gem" of Laguna Woods Village. To overcome this perception, the Board wholeheartedly endorsed the public relation campaign which was begun four years ago when Dick Gray was president. This involved hiring a professional PR firm to create our website and professional print ads. This Board has since capitalized on that ground work by advertising the hotel lifestyle of the Towers in magazines from Los Angeles to San Diego and hosting multiple open houses. And our "try before you buy" program has also yielded positive results. As testament to the success of these efforts, our leasing and re-sales numbers have remained high even during the worst of the recession.
As I became involved with the Towers management, I was and continue to be, impressed by the team spirit of the employees who serve us at the Towers: Housekeeping, Maintenance, Administration, Activities and the Reception Desk - all Mutual Fifty's staff - as well as the Guckenheimer dining room staff. Worthy of mention is the fact that many of these people have been here for decades. It is their loyalty and team participation that help us to maintain The Towers and Mutual Fifty as the benchmark for high-rise associations in the industry. An example of this dedication is our Maintenance Staff remodel of some of the mutual-owned units, saving Mutual Fifty money and producing a more marketable product.
Still on the topic of staff, in this past year we have said good-bye to three long-time key staff -- Todd Vance, Facilities Supervisor, who returned to his hometown of Boston, to "the popcorn man" John Fox, a Maintenance tech of 25 years; to JoAnn Cramer, Activities Coordinator, who retired this month and will be using her extensive talents as a docent at the San Juan Capistrano Mission. The Board wishes them the best and is grateful to them for their contributions to our life here in The Towers. They will be missed by all of the residents. And so we welcome two new staff members to succeed, not replace, them -- Sheri Hartvikson as Facilities Supervisor and Debbie Thornton as Activities Coordinator.
In keeping with our mission to provide an active lifestyle for the residents at The Towers, our activities calendar has been overflowing! There were: the monthly special birthday dinners for residents and their guests; free weekly movies on Thursdays, Saturdays and Sundays; holiday parties commemorating Valentine's Day, St. Patrick's Day, Halloween (a costume party), and the Memorial Day, Fourth of July, and Labor Day Bar-B-Qs held in our Zen Garden. Our popular Monday evening bingos for residents only - 46 were held - yielded total winnings of $6,738.00!!!
Entertainers provided 59 live performances for the enjoyment of residents and their guests. Other offerings included a moving Veterans Day observance which honored our own residents who had served in the armed forces; an art show spotlighting the diverse talents of our residents; and two resident-produced talent shows.
In addition, there were the traditional Holiday Party which marks the beginning of the season for both Hanukkah and Christmas, the Hanukkah Program and up-coming New Year's Eve party. In addition, Guckenheimer served special gourmet menus for Easter, Mother's Day, Thanksgiving, Christmas and New Year's Eve.
Added to all of this, The Towers has our own men's and women's groups, assorted card groups (bridge, rummy, and Mahjong) held either in our two card rooms or residents' manors, and several Emeritus Institute classes.
I have learned a great deal as your president these past two years and am - optimistically -looking forward to addressing all of the things that have been postponed this year. Marketing and Public Relations efforts will continue, with four open houses planned for 2013. Lastly but equally important, the Board of Directors looks forward to working more closely with the Golden Rain Foundation by becoming an active presence on the various GRF committees and to forming a stronger alliance with the Third and United mutuals as together we face changes to our irrigation and water supply and share in the concerns about the development of our community and the surrounding area. |

Five Guidelines for Dealing with Contractors
Thinking of remodeling your kitchen, bathroom , or embarking on some other construction project that will require the services of a contractor? If it's something that needs association approval, don't forget to follow the steps of our design review process.
Once that's completed and you're ready to break ground, keep your project nailed down with five simple guidelines:
- Reconcile your contractors' objectives with your own. You want your project to be completed on time and on budget. Contractors want to maximize their compensation. Design a compensation plan that, at each stage of the project, maximizes your contractors' profits when they achieve your objectives.
- Nothing drives down prices like competition. Any price you obtain without competition will be higher than a price you obtain with it.
- Write down everything you expect. Effective competition requires a complete, accurate, and final definition of the goods and services involved in teh project.
- Use standard forms for your contracts. The American Institute of Architects offers a variety of sample documents at www.aia.org/docs_default. Just realize there's no such thing as a standard project and customize your contracts accordingly.
- There is no substitute for professionalism. An architect, contractor, or other participant in your project who has a track record of character and professionalism will likely demonstrate those qualities on your project. A participant with the opposite track record will probably remain true to form.

Do you have questions about Gate Clearance?
There are four (4) acceptable methods for providing gate access to non-resident guests who do not carry their own Annual Passes.
- Call the Gate Clearance line at 949-597-4301. This line is available 24-hours a day, 7 days a week. Any resident can authorize up to three (3) guests by phoning Gate Clearance. Only one person per vehicle needs to be cleared, regardless of how many passengers are in a vehicle.
- Use the Gate Clearance form available at the Reception Desk. This form is used when four (4) or more guests need entry. A resident must submit the completed Form to the Community Access department at the Community Center at least four (4) business days in advance of the event. There is no limit to the number of guests who may be listed; however, you must be specific as to their dates(s) of entry. Guests' names can be authorized for up to six (6) months. The First Names of the guests is how the Gate Ambassador will identify the arriving party. Again, only one person in a vehicle needs to be cleared, regarless of how many passengers are in a vehicle.
- Gate Clearance Form with Tear Off Flyer Attached - A Gate Clearance Form may be submitted to the Community Access department with an approved Tear Off Flyer rather than a list of guest names. The sponson will complete the form with the Event Information. The guests must then fill in their Visitor Information on the bottom of the Tear Off form, and submit it to the Gate Ambassador upon arrival at the gate.
- Box Office Tickets, and Tickets for Events Coordinated by Recreation - Only tickets from the Clubhouse Three Box Office or for events coordinated by Recreation Staff will authorize guest entry through the Gates. Clubs are not allowed to produce their own tickets for Gate entry.
