In this era of internet and social media, we are monthly bombarded with publications and articles about the conflicts of living in community based associations.  This past winter, in my vacation condo, I encountered first hand how disruptive and upsetting an association can be when the Board of Directors fails to notify unit owners of changes made to the community.  A comment or a phone call does not substitute for a mandated written vote.  This failure to communicate caused misunderstandings and bad relationships among the unit owners, most of whom are seasonal residents.  Sometimes I think it is necessary to go through some of the same challenges you daily encounter to reaffirm my beliefs that everyone just wants to be treated fairly and uniformly.  Regular communication with co-owners seems to solve so many of those issues and keeps us connected. In addition, your communication will list the positive aspects of community based associations. 

LACA 2016 Spring Meeting
Our very own Joe Bushey is presenting at the LACA 2016 Spring Meeting.  LACA is the Lakeshore Association of Condominium Associations.  If anyone is interested the meeting is this Saturday April 23rd from 8:00 AM to 12:45 PM.  You can find more details here.  Joe is presenting on Rental Restrictions - Pros and Cons.  It is a very interesting topic if you have several rentals in your association or if you are also interested in the Rental Program that Cummings is now offering.

Meet your Assistant
Debbie Arnold has been with Cummings for 14 years.  Debbie grew up in the area and attended Grand Blanc High School.  She has been married to her husband Gary for 36 years.  Her family includes one step daughter, Tiffany, and two grandchildren Samantha and Alexis.  Of course, we cannot forget her Yellow Lab Buddy.  Debbie is an assistant for managers Mickey Hamilton, Marc LeConte and Susan Versola.  Not only is she an assistant, but she also is the manager for our books only group clients.  She is a very busy lady!

  
  
As we get active this springtime with site walks and starting seasonal maintenance, I want to again personally thank each and everyone of you for your willingness to serve your community.  Community living by design, should be a choice living opportunity to pool resources, services and ideas to protect the financial commitment our unit owners have made in their association.  To serve you, we again present our 2016 Seminar and Workshops.  Following each topic is a link to connect you to the sign up page.  You can sign up for yourself and any guest.  As always, these are free activities to anyone in our communities that we serve.

1) Senearthco Workshop - Wednesday, May 18th at 10:00 AM
        - We will be holding a Senearthco Workshop at Cummings Property Management Office in Flint.  Laina Blair, one of our assistants, will lead this workshop.  We will go over navigation of the website and helpful tips for all board members to know.  Please plan to bring your mobile laptop, tablet, smart phone or other computer device. There will be very limited seating space, so please sign up early.  Sign up here.

2) New Rental Program - Tuesday, May 24th at 6:30 PM
        - One of our Managers, Bob Nelson, will be presenting on our newest product to offer to our communities.  We will explain how the Rental Program works and the benefits for your community.  This seminar will be held at Cummings Property Management Office in Flint. Sign up here.

3) Senearthco Workshop - Wednesday, June 8th at 10:00 AM
        - We will be holding another Senearthco Workshop for our properties in Brighton and Lansing. We are currently looking for locations for the workshop and will provide you with more information once we have one.

4) Insurance - The Master vs. the Unit Owner Insurance Policy - Thursday, June 16th at 6:30 PM
        - Greg Lemanski from State Farm Insurance Company and CPM representatives will be here to present Condominium Insurance.  This topic can be confusing at times and we hope to clarify who covers in different circumstances.  This seminar will be held at Eagle Eye Golf course in East Lansing, MI. Sign up here.

5) Reserve Study Seminar - August - TBD
        - We are working to secure a presenter from a professional reserve study company.  We want them to discuss the advantages of a reserve study using the skills of a professional company.  We will have more information on this seminar once we secure a speaker. More details will be provided once a speaker is confirmed.

6) Budget Workshop - Monday September 12th at 6:30 PM
        - This is always packed with the "Do it Yourself Communities".  So, if you want to fine tune your budget process before budget season, this session is for you.  Kay Cummings Bushey will be leading this workshop.  Your pre-registration is MANDATORY.  This will allow us to have your association's individual budget worksheets waiting for you.  This workshop will be held at Cummings Property Management Flint office. 7) Welcome to the Board Seminar - Wednesday, October 5th at 6:30 PM
