4 Key Tenant Rep Principles
Presented By Mark Rauch

A seasoned Tenant Rep will steer the business owner through the process and will facilitate not only locating the right office space but also guide them through the negotiating procedure to make certain that they are in the know throughout the process and end up with a transaction they can live with for the entire term of their lease.

The 4 Key Principles Include:

Tenant Reps Bring Insight and Understanding to the Process

The negotiating process is often complicated and time consuming. Having a Tenant Rep on your side with knowledge of the market and hundreds of negotiated transactions behind them will put your advisor in a position to field any questions or concerns you may have along the way. The Tenant Rep will make sure you get the most appropriate office space based on your needs at the best possible terms and conditions that the current market will bear.

Tenant Reps Keep the Negotiating Process Laser Focused and Create Maximum Leverage

There are many choices to sift through when searching for that perfect office space. It is common to lose focus. Tenant Reps assure you will stay on track from the initial phase through lease execution and beyond. Tenant Reps are informed experts and know how to take your insights, challenges, concerns and desires and locate and negotiate a transaction that meets or beats your expectations.

Tenant Reps Fiduciary Responsibility is Always With The Tenant

A Tenant Rep specializes in representing Tenants only. Never landlords. This ensures that we always have your back throughout the process. The sole focus is to help you to find the office space that most fits your needs at the best possible terms and conditions.

The goal is find you office space that most reflects your branding, streamlines your operating expenses and provides pleasant and productive space for your employees.

Tenant Reps Make Certain the Landlord Understands You are not a Captive Tenant

What's often overlooked is not developing reasonable options to the preferred space. If the desire is to renew or relocate it does not matter. The landlord still must understand that you are not a captive tenant. As soon as the landlord believes you will not relocate or that you have to be in a particular building we lose our leverage to negotiate a superior transaction.  A competent Tenant Rep will develop alternatives and create a bidding war among the various landlords.

Prior to embarking on the journey to locate the perfect office space please consider having a Tenant Rep on your side.

Mark's Point Of View

Question: Mark, we don't want to move and intend to renew our lease. Why would we need to hire a Tenant Rep?

Answer: The Landlord's leasing agent was hired specifically to negotiate the highest rental rates and least amount of concessions on behalf of their owners. Their goal is to obtain the highest possible returns. Many landlord brokers are very good at what they do. The key to a successful renewal transaction from the Tenant Reps standpoint is to create a competitive environment between your landlord and other landlords in the area and to drive the rate as far down as possible and to negotiate the most amount of concessions thereby forcing the effective rate down even further.

A Tenant Representative is experienced at running a very controlled and organized process resulting in much better transactions. Tenants should have a seasoned Tenant Advisor providing the proper market research and negotiating skill that will level the playing field.

A competent Tenant Rep negotiates with the majority of landlords over time and must maintain great relationships with them. We are always aggressive and relentless yet professional at all times and never confrontational.

In the end, landlords rely upon the Tenant Rep community to help fill their buildings and for the most part respect us very much.

I also want to reiterate that we are requesting meetings with Professional and Corporate Office Tenants

We are looking to represent a handful of Tenants, each occupying 5,000 rentable square feet to 500,000 rentable square feet.

Please call or email us to schedule a time to discuss how we can help.

The only way to help you is to hear from you.
