The DCCOA Board of Directors assembled at Deercreek Country Club on the above date for a regularly scheduled meeting.  A quorum was established with the presence of Bill Beitz, Margie Blake, Carol D'Onofrio, Pete Gentry, Jim Giancola, John Joyce, Bob Kichler and Nick Simonic. Absent, Danny Becton.

I, along with the entire staff at Associa Community Management Concepts - Jacksonville (CMC - Jax), am thrilled to begin the management partnership with your community in January 2016. 

We have been in communication with your Board of Directors over the past several months to ensure a transition that is as seamless as possible. Our Vice President of Operations Jennifer Presson, CAM, CMCA, along with myself are working steadily with your assigned community manager, Bernard Vargas Vila, to prepare all the necessary items. 

You should have received a letter in the mail which briefly introduced our company and some of the services we will be offering to your community. Enclosed in that letter was an Owner Information Sheet.

New cameras and a microphone have recently been installed at the gate to record entrances and exits at all lanes and to record conversations with the guards.

The over height light for trucks has been relocated to the right side of the entrance lanes.

Remember to please enter your guest lists into the gate access system prior to any Super Bowl or other gatherings in order to expedite your guests getting to your residence.

Last, there are no commercial vehicles, including moving vans or commercial deliveries of any type allowed in Deercreek on Sundays. The ONLY exception to that regulation is in case of an emergency, e.g. plumbing, heating/air conditioning, emergency vehicles or Comcast, AT&T, US Postal Service.
Volunteers Wanted!

Your community needs you to talk! We need you to write! We need you to communicate with your neighbors! 

Our Deercreek Owners Association needs a volunteer to Chair the Communications Committee. This committee is responsible for email blasts, the monthly newsletter, the website, electronic signboard, annual resident directory, the HOA mailbox, the ambassador program, and other communication matters.

Does this sound like something you can handle? Wait! Keep reading! Don't say NO just yet. Volunteer for 2016 to be a part of the Communications Team that tackles this vital role in our community. It's a great way to get to know your neighbors and make new friends too.

The best residents are those that volunteer to make Deercreek stronger and better informed each day! Will you join us?

The DWA wants to thank our wonderful Deercreek community for helping to make 2015 a great year for the local charities that we support. We are so grateful for your generous participation throughout 2015 in our annual charity drives for books, clothing, diapers and food.

Ongoing Charity Drives
 
PACE School for Girls: Clothing of all sizes for teenage girls is needed. Donated items can be dropped off at Vicki Khan's house at 10148 Deercreek Club Rd, 519-7722.
 
Hospice Thrift Shop: The Hospice Thrift Shop truck comes into the community the second Monday of each month. To schedule a pick up or drop off merchandise contact Elizabeth Curtin at 517-7937 or pickups99@yahoo.com
 
Jacksonville Humane Society: The JHS can always use bags of dried cat and dog food, blankets, towels, pet toys, bowls, flee killing soap and pet beds. Donations can be dropped off at Pam Overbay's house, 10042 Chester Lake Rd E, 363-6483.
 
Mandarin Food Bank: Any non-perishable food items, as well as new or gently used adult or children's jackets and sweaters can be dropped off at Carmen Kelly's home at 10139 Bishop Lake Rd W, 519-0622.
 
Books-A-Go Go: Used or new books for children Pre-K through 5th grade can be dropped off at Natalie Jackson's house at 10135 Deercreek Club Rd. E, 519-5802.

You do not have to be a member of the Deercreek Country Club to enjoy a membership with the DWA. If you are not yet a PART OF THE HEART OF DEERCREEK and would like to join the DWA, please contact membership chairperson Mary Stelbrink at 363-2360. Membership is $20 a year.


 

Literary Circle

The Literary circle selection for January is 'A Paris Apartment' by Michelle Gable. We will meet at the home of Connie Davis.
An apartment in the 9th Arrondissement was found after being closed for 70 yrs. The bills were paid but no one entered after the owner left in 1940 to escape the war. She never returned! It was her heir who commissioned Sotheby's to auction off the contents. And it contained millions of euros worth of paintings, furniture and amazing Belle Époque museum quality pieces.
Michelle Gable took this information, researched the people involved and wrote a fictional story about the larger-than-life personalities involved in collecting the magnificent items amassed in the apartment. The story begins with... CLICK HERE to read more.

We are fat and happy after Thanksgiving, at least I am! Now we prepare for celebrating Christmas and Hanukkah in Deercreek! We can also celebrate interest rates still around the 4% level, although the experts anticipate they will start rising, impacting the activity in the housing market.2016, a New Year and new resolutions! My resolution is to lose 30 pounds - 15 of my weight and 15 of stuff out of my house. Agencies like the Hospice Thrift Store can always use the donations. Why not unstuff your home as part of your resolution?

Owners unstuff their homes before putting them on the market to make for a more inviting home to potential buyers. These residents were successful in the sale of their homes: 11167 Chester Lake Rd sold for $400,000; 10127 Bishop Lake Rd for $422,000; 7828 Rittenhouse Ln for $500,000; and 9945 Watermark Ln for $525,000. The price per sq ft ranged from $129.12 to $154.08 and on the market an average of 45 days, down from 96 days. On average, homes sold for 97% of list price.

Currently, 3 homes are under contract waiting to close: 7716 Watermark Ln S, 7810 Rittenhouse Ln and 10258 Cypress Lakes Dr. One other home is under contract with contingencies. 11 homes are for sale, priced from $304,900 - $572,000. List Price per Sq Ft varies from $135.02 to $168.32, with the average at $151.07, up from last month. These homes range in size from 2155 to 3818 sq ft and have been on the market an average of 84 days.

It is hard to believe it is 2016 already. Where did 2015 go? Looking back, 2015 was a good year for real estate in Deercreek. According to the NEFAR MLS from January 1 - December 4, 2015, 25 homes sold and closed in Deercreek ranging in price from $315,000 to $875,000. I expect 2016 to continue that trend, although the Fed increasing interest rates may affect the market. In the meantime, wish me luck as I begin my New Year's resolutions!
