Garage/Vehicles

This is a reminder to the community that Deercreek covenants require that home owner's vehicles are to be parked in their respective garages; and garages are not to be used for any type of purpose that precludes using a it for vehicle storage. It has become apparent that many residents have lost sight of these covenant requirements. Please review your own garage space to ensure compliance with parking vehicles in garages. Recognizing that some homeowners now have additional drivers, the additional cars can be left in driveways if the garage is properly utilized (occupied by another car).

Congratulations to Danny Becton!

Danny Becton
Congratulations to Deercreek resident Danny Becton, who was sworn in June 25 as City Councilman for the new District 11! We're so happy for him!

From the Access Control Committee

                                                                                                         By Tommy Walter
Having correct license plate numbers and vehicle descriptions is a very important part of the access process to Deercreek. If you have changed vehicles please be sure your vehicle description matches your license plate and vice versa. In the unlikely event something happened to your vehicle, the guards would not have complete or accurate information available to assist.

I vote Amherst Hills Court the friendliest cul de sac in Deercreek. When I found this view that belongs to Jack and Anna Moyer, their neighbors were there to help with the picture and plant identification.

Spotlight on Charity:
Mandarin Food Bank

By Carmen Kelly

The Mandarin Food Bank opened in April, 1991 with a stated mission to provide emergency food and clothing to those in need in our community. The families that we serve come to us from area churches, clubs, schools, and by word of mouth. They are not usually homeless, but may be one paycheck away from being so.  Single parents are the largest group of clients, followed by single elderly adults on a fixed income.

We don't have meetings in June or July but our newly elected Board is still at work getting ready for a new year. We had a lovely lunch at the beach to let new members get acquainted and talk about the responsibilities of each position.

Literary Circle
By Mary Louise Selzer

IIn July we will be reading The Girl on the Train By Paula Hawkins. Rachel takes the same commuter train every morning and night. Every day she rattles down the track, flashes past a stretch of cozy suburban homes, and stops at the signal that daily allows her to watch the same couple breakfasting on their deck. Summer in Deercreek is hot! And so is the real estate market! Big or small, homes are selling in Deercreek. The NEFAR MLS, as of 6/1/15, shows thirteen homes on the market, priced from $330,000 - $575,000. The list price ranges from $119.11 to $165.57 per square foot. Additionally, there is at least one home For Sale By Owner, and one home for rent.

Five homes are currently under contract and should close shortly. They range in list price from $329,900 to $925,000, and in size from 2050 to 6190 square feet, and have been on the market from 28 to 227 days, with an average of 100 days.

Four homes sold in Deercreek over the three-month period ending 6/1/2015, with prices from $385,000 to $545,000, and a price per square foot from $118.48 to $153.65. The homes were 2878 to 4853 square feet and on the market an average of 99 days, down from 110 days.

As a realtor®, I am often asked which is a better home improvement - adding a pool, or adding additional space. I believe we all think of our homes as an investment, but I recommend you make improvements to your home based on the way you live, not the resale value.  It depends on a specific buyer and their desires if the improvements you make will be appealing. For example, I have a buyer who is looking for a certain size home, with a pool, close to the club. On the flip side, someone may choose a home because it has an updated kitchen and a new roof.  Taste in homes is as unique as each buyer. Thank goodness for the variety of both in Deercreek!!  Stay cool this summer!
