The DCCOA Board of Directors assembled at Deercreek Country Club on the above date for a regularly scheduled meeting. A quorum was established with the presence of Danny Becton, Bill Beitz, Margie Blake, Carol D'Onofrio, Peter Davis, Jim Giancola, Bob Kichler, and Nick Simonic.

Our Deercreek gardens were in glorious bloom last month, and we all appreciated the planning and work of our neighbors as we enjoyed each trip from our own home to Southside Blvd.  Unfortunately, few residents see one of the loveliest azalea beds, on the shore of Heather Lake.  When the Club Homes were built in the mid 1990's, houses circled the lake except at the south end, which bordered the nature preserve.

Rules & Regulations

Outbuildings: No outbuilding, playhouse, doghouse, deck, platform, tennis court, swimming pool, dock or other structure separate from the residence shall be permitted without prior written approval of the ARB.
 

Parking PODS: A POD unit can be placed outside a resident's home for three days (72 hours). After that period, the unit and resident will be cited according to approved practices.

May is the time for end of school and graduation parties.  If you will be hosting such a party, please enter all guests into the Dwelling Live system well before the event. That will expedite their getting to your home in time for the festivities. The same would apply for Memorial Day parties.

 

As always, with the advent of warmer weather and the May parties, be watchful of those who choose to not be careful about their own safety and the safety of others. Residents still insist on walking or running in traffic on the roads of Deercreek, some even wearing dark clothing!  Others insist on riding their bikes side by side, rather than in a single file. Golf carts still ignore stop signs and traffic courtesy. When the accident happens... 
 

Residents Take Heed!

Although gated, Deercreek is a restricted access community that provides checks on  vehicles entering the premises. It is not a  totally secured environment as there are no moats or  fences surrounding the entire community.  Month after month, year after year, our  Board continues to remind residents not to leave valuables in their vehicles and to lock  their car doors.  And by the way, home, garage and other doors should also be shut and locked. 

A 21-Year Tradition:
Powerliners vs. UpTowners

On Saturday, March 21st, we had our annual Resident's Cup 27 Hole Golf Tournament here at Deercreek. This event began over 20 years ago and has continued on as one of the FUN tournaments of the year.  This year, we had 28 Residents from the Back side of the Natural areas play 28 Residents from the Front side of the Natural Areas.  
Those from the back side of the development are the "Powerliners" and those on the front side are the "UpTowners". Each team has their own unique logo and each team wore matching shirts with those logos on them (like uniforms). This is a fun tournament and yet...VERY competitive. Many times over the years, the winning team score comes down to the last two or three 4-somes; and this year it was only won by 3 points on the last 9 Hole Match.

The Deercreek Women's Alliance Thanks You

The DWA thanks everyone who participated in their recent charitable drives. The Wolfson Children's Hospital received an enormous amount of diapers graciously donated by residents of our community. Thank you to all who participated in the recent Yard Sale. Whether it was taking a space, donating merchandise or shopping on that day, it all contributed to a very successful event.

Your Deercreek Women's Alliance is open 

to all ladies who reside in the Deercreek neighborhood.   You do not have to be a member of the Deercreek Country Club to enjoy a membership with the DWA.  If you are not yet a part of the Heart of Deercreek, and would like to join the DWA, please contact membership chairperson Mary Stelbrink at

Field Trip: 'Walking Tour of Historic 
Springfield Houses'

We will meet at the Pool Parking Lot to drive over together and go on the  Walking Tour of The Historic Springfield HousesWhat a great way to spend a Sunday afternoon - peeking into the past as we look through these restored homes. Tickets will cost $10.  And we'll end our outing at 'Three Layers Caf�' for coffee and dessert. I'm told their cakes are fabulous! Please let us know that you plan to attend so we can buy tickets and reserve space at the Caf�. Call Patty Tomka at 363-6086 or

Tuesday, May 26 at 11:30 am
 

The Home and Garden Club will be closing out our year with a luncheon and installation of new officers and committee heads on May 26. It takes many, many willing hands to run this organization and we are blessed to have a group of capable, caring women who have committed their time and talents to this. We hope all of our members will attend this luncheon to say 'Thank You' to the outgoing board and welcome the incoming. For fun, we are going to have an 'Accessories Exchange'.  You all have drawers full of pretty things that you don't wear anymore but are too good to just give away.  We'll have tables set up to display all the things you bring in.  Then, at the end of the meeting, you can each take home the same number of things that you brought. Creative recycling! Plan to come for the great food and friendly company, to encourage the new Board - and leave with new stuff!

The weather was beautiful. Just right for yard work. We weeded, mulched and enjoyed the feel of spring in the air. The azaleas knew that spring was in the air as they were already showing off their beautiful blooms. I hope everyone in Deercreek enjoys their yard as much as I do.

Real Estate News

BJFriends and neighbors who see me around Deercreek often ask about the real estate market.  While I cannot predict the future, I can provide insight into the present. A listing of mine in Deercreek went on the market in March and was under contract in 1 day.  The buyers decided not to buy the home, but then there were 18 showings and another offer on the same home within a week.  This level of activity, although it cannot be guaranteed, is great for Deercreek.  It shows a continued desire of people wanting to move here. Another benefit for our homes in Deercreek is an active Club.  One reason we live in Deercreek is to participate in all the community has to offer. A growing membership in an active club contributes to the desirability of the community.  ClubCorp is investing in the clubhouse, golf course and pool this year and that will support the investments we have in our homes. 

 
Recent activity in Deercreek, according to NEFAR MLS as of 4/10/15, includes 16 homes on the market, with prices from $367,900 - $925,000, with an average of $524,800.  Four of these are under contract and range in price from $379,000 to $674,900, and in size from 2499 to 6164 square feet.

Five homes sold and closed in Deercreek over the three month period ending 4/10/2015, with prices from $385,000 to a high of $545,000, and an average square foot price of $139.53, up from $131.47.   These homes range from 2878 to 3662 square feet and were on the market an average of 89 days, with a high of 185 days. Deercreek continues to be an active real estate market and a desirable place to live!
