Board Highlights
March 26, 2015

The DCCOA Board of Directors assembled at Deercreek Country Club on the above date for a regularly scheduled meeting.  A quorum was established with the presence of Danny Becton, Bill Beitz, Margie Blake, Carol D'Onofrio, Jim Giancola, Bob Kichler and Jim Lowell. Absent: Peter Davis, Representing MAY Management:  Cathy Cox and Niki Balestra, In Attendance: Nick Simonic

Appointment of New Board Member:
Margie Blake accepted the resignation of Doug Matthews from the Board.
A motion was moved to appoint Nick Simonic to assume the vacated Board/ARB Liaison position and approved.

Changes Are Coming...
Have you noticed markers, construction signs, survey crews at the entrance to our community? The biggest improvement will be an additional southbound left turn lane into Deercreek Club Road. Once the additional left turn lane is completed, drivers making the turn will remain in their respective lane; each turn lane will have designated driving / turning lines to follow.

The second is a dedicated pedestrian path on the southern side of Southside Blvd.; all the way from Malabar Road (which is opposite the Avenues Mall), past Fullerton Road, across the entrance to Deercreek, Target Shopping Center, Home Depot and continues up to Paradise Island. At each intersection, provisions for new crosswalks and timed crossing signal traffic lights will be the norm. The timeframe for all these changes to be completed is approximately from May through the end of summer.

Both projects will enhance traffic flow as well as aid in the safety of pedestrians walking to and from the local stores or just crossing Southside Blvd. There have been numerous pedestrian accidents in the past since there was no side-walk or cross-walk on this side of the road for the use of people who live or work in the nearby apartment complexes, private homes, offices and malls. This is surely a welcomed improvement to our landscape.
The View April 2015
For April 2015 the Deercreek Home and Garden Club is pleased to award the Deercreek View to the home of Richard and Linda Chafin, 9977 Chester Lake Road.

Even in winter this home captures your attention. Nellie Stevens holly trees, tall graceful palms and sagos line the walkways and welcome you to the front door guarded by two stately urns brimming with ferns. Foundation plantings of viburnum, shillings, Burford holly, azaleas, and loropetalum are repeated throughout on all sides while liriope and asiatic jasmine provide more continuity and symmetry. The side yards with stepping-stones and even a birdbath invite you to a naturalized area, and showcase truly magnificent philodendrons. This landscape is evidence of the premise that structural elements of hardscape, trees and shrubbery alone can create an inviting view any month of the year.
Rules & Regulations
Golf Carts: Golf carts may be used on all roads, cart paths and other areas designated for golf cart travel. Travel on Country Club property is subject to Country Club regulations. Travel on all other property is subject to Association regulations. Golf carts are to be operated only by a person sixteen (16) years of age or older who has a driver's license. Night driving is permitted only if the cart is equipped with proper lights.

Are  you a Designer looking for an Opportunity?

The members of the Architectural Review Board (ARB) are volunteers and ideally residents of the community.  ARB members have a unique, important role in our community. With each project that is submitted for review, the ARB has to seek the right balance between compliance with the DCCOA Covenants and Declarations and the desires of each resident. Not an easy task as you can imagine, but very rewarding nonetheless. Are you interested?

Guided by a clear vision and mission for enhancing the aesthetic appeal of each home and its landscaping, the ARB works collaboratively as a team. In fact, 98% of all projects are approved or denied unanimously. The good news is, most projects (more than 90%) are approved at the first submittal. This is significant, because it means the residents of Deercreek Country Club are on board - they understand the importance of complying with the Covenants and Declarations, and are committed to do what is necessary to see that their property values continue to grow. This means projects are submitted with complete information, have well-thought out design concepts including adequate landscaping and architectural improvements that are in harmony with the existing homes.

Currently, the ARB is looking for more volunteers.  Architects, Engineers, Landscape Architects, Certified Arborists, Interior Designers, Graphic Designers, Realtors, Planners, Artists, and anyone with training or experience in a design field or property development would be an asset to the ARB. Deercreek Kiwanis Club
Did you know that the Deercreek Country club community has its own Kiwanis Club, which meets weekly at the clubhouse? Service is at the heart of every Kiwanis club, no matter where in the world it's located. Members stage nearly 150,000 service projects and raise nearly US$100 million every year for communities, families and projects all over the world.

The Deercreek Kiwanis Club sponsors the Darnell Cookman Key Club and the Christ Church Academy Key Club. The club also supports other local, state and international Kiwanis projects.

The Kiwanis Club of Deercreek meets the First Thursday of each month at 6:30 pm at the Clubhouse. The following weeks during the month it meets Wednesdays at noon. Guests are welcome. There is a $10 charge for the meal. Contact Pete Gentry, 904-612-4999 for info.

As the weather gets warmer and we move farther from the gray cold days of winter, more and more residents use the streets and sidewalks for exercise.  Here are a some situations observed recently: A family teaching a small child to ride a bicycle on a street instead of a sidewalk or the tennis courts parking lot; a pair of adults on bicycles riding side by side with the traffic but refusing to move in tandem, causing automobile traffic to be disrupted; another pair of adults walking side by side WITH the traffic, not against it and refusing to walk in tandem or on the sidewalk so that other vehicles had to go around them.

The safety of every resident and guest in Deercreek belongs to all of us.  Common sense and courtesy are a part of that, and no one wants to see someone get injured.

DWA 2015/2016 Charities and Projects
The DWA would like to thank our amazing DCC community for all of the support given to us over the past 16 years! You have believed enough in the DWA to become active members, to participate in our fund raisers, to volunteer your time helping our charities when needed and to graciously donate to our various charity drives.  Because of your generosity, we are able to make contributions to ten outstanding local charity organizations and projects.

The 2014/2015 Community Connections Committee and Board met on February 19, 2015, and based on the recommendations made the Board has chosen the following charities and projects for the 2015/2016 year: Wolfson Children's Hospital, Books-A- Go Go, The Bag Ladies, Jacksonville Humane Society, Mandarin Food Bank, Ronald McDonald House, Pace Center for Girls, Research is the Answer, Gabriel House of Care and New Heights.
Diaper Drive : April 6-20
                                               
crawling-diaper-baby.jpg Wolfson Children's Hospital is in need of diapers of all sizes. They usually run out of the larger sized diapers (1- 4 years) first. The hospital also needs all sizes of the pull-up type of diapers. They can be any brand, but packaging must be unopened. Drop off the diapers at the Guard House or at Mary Stelbrink's home at 7917 McLaurin Road North. If you do not have time to purchase the diapers, Mary would be glad to do that for you. Just drop off your money donation at her home. For more information, contact Mary Stelbrink at 363-2360.

DWA Membership

If you are not yet a Part of the Heart of Deercreek and would like to join the DWA, please contact membership chairperson Mary Stelbrink at 363-2360. Membership is $20 a year.
Home and Garden Club Field Trip - 'Peek Into Backyard on the Deercreek Golf Course'

Tuesday April 14 - 10 am

Have you ever wished you could peek into the gardens and backyards of your Deercreek neighbors? I'm not a golfer so I've only been able to see the street views and wonder what beautiful plants were in the back. Well, on April 14, we will get our wish. We have arranged for Tom Maxwell, Deercreek's Golf Pro, to give us a tour along the golf course cart path so we can see what is blooming throughout the neighborhood.
 
We will meet at the Golf Cart Barn and go from there. We plan to be done in time for lunch on the Club's Back Porch and to compare ideas of who should be given the 'Yard of the Month' award. Please call Sharon Coleman to RSVP because we need to know how many carts we'll need and then we need to give the kitchen an idea of how many will be staying for lunch.  (Tel: 253-3048 or sharoncoleman268@comcast.net) This will be a perfect way to get outside and start enjoying the soft weather before it turns hot.
Regular Meeting - 'Are Allergies Eating You Alive?'
April 28 - 10 am at the Club

Many of us are finding that we are developing allergies to things that never bothered us before.  What is happening?  Are we allergic to Florida?  Is the food supply being tainted with GMOs, hormones and hidden sugar?  Are we just getting old and our bodies are rebelling at all the junk we've been eating?  We've asked a Doctor from Mayo Clinic, Arveen Kaur Thethi, M.D., to come and talk to us about Food Allergies.  She specializes in Food Allergies, Asthma, Sinusitis, and Drug Allergies so she will be able to offer some answers to help us figure out how to have healthy lifestyles and stop having troublesome allergic reactions to everyday foods.  Come for this meeting and stay for lunch at the Club. Chef Shawn has been working on allergy free menus so we can all enjoy living in Deercreek - without being eaten alive!

Literary Circle

In April the Literary Circle will be reading, "The Woman Upstairs" by Claire Messud. A masterly new novel from the New York Times best selling author of 'The Emperor's Children.' According to the NEFAR MLS as of 3/6/15, Deercreek has continued to see steady real estate activity over the last 3 months, but has slowed slightly. Currently, there are 2 homes under contract waiting to close. The list price of the homes under contract ranges from $545,000 to $559,000. Twelve homes are currently on the market. The list price of the homes on the market ranges from $373,500 - $759,900, with an average price of $511,900.
 
Four homes sold and closed in Deercreek over the three month period ending 3/6/2015 with prices ranging from $330,000 to a high of $460,000, with an average square foot price of $131.47. While average square foot price is a starting point, other factors also affect the sales price of a home such as location, condition, upgrades and features, seller motivation, and financing option of the buyer. The homes sold during the current three-month period were on the market an average of 70 days, up slightly from my report of last month.
