Reminders:
Watering: Chapter 366 of the city's ordinance code limits watering to one day a week. During this period of cooler weather, lawns and landscapes need less water to thrive. Residential properties with an address that ends in an odd number may water on Saturday and those addresses which end in an even number may water on Sunday. Watering is allowed only before 10:00 a.m. or after 4:00 p.m. year-round. Some exceptions to the restrictions apply such as using a hand-held irrigation tool, micro-irrigation systems, maintenance and repair or watering to establish new landscaping.
Yard Waste: Yard Waste is picked up every Wednesday and is limited to 5 cubic yards or 30 bags of yard waste per home. If containers are used they should not weigh more than 40 lbs. Cut tree limbs should not be larger than 6 inches in diameter, cut in lengths of five feet or less and stacked parallel to the curb. Yard waste over 5 cubic yards will be tagged as being out of compliance by the city.
Rules & Regulations
BARCODE DEACTIVATION The barcode of an owner/resident who has debts to the DCCOA that total over $600 in arrears will be deactivated if not remedied upon issuance of a letter giving them 30 days to pay in full. Upon the owner not complying with this demand, the owner or any tenant/renter of the owner's residence will have their bar code deactivated immediately and only reinstated when the balance due is paid in full. (11/07; Modified 11/10 and 9/14)
Payments Made to the Association: Per Florida Statue 720.3085 Payment for Assessments; Lien Claims and approved by the Board to the same, "720.3085 (3b) Any payment received by an association and accepted shall be applied first to any interest accrued, then to any administrative late fee, then to any costs and reasonable attorney's fees incurred in collection, and then to the delinquent assessment" beginning April 1st, 2013.
Payment received by DCCOA will be processed as follows: First: Toward accrued interest; Second: Toward late fees; Third: Toward reasonable attorney's fees and collection costs; and finally, Fourth: Toward assessments. Approved January 2013

 The holidays are here and another year is almost over. Deercreek has seen constant activity in the real estate market. According to the NEFAR Multiple Listing Service as of 11/7/14, 28 homes have sold and closed in Deercreek since January 1, 2014. This averages out to almost 3 homes per month. Currently, there are 3 homes under contract plus 14 homes on the market in Deercreek. The list price for the homes on the market ranges from $349,900 - $998,500, with an average price of $535,214. Ten homes sold and closed in Deercreek over the three month period ending 11/7/2014, compared to seven homes in the three month period ending 10/7/14. The homes sold ranged in price from $300,000 - $480,000, with an average square foot price of $134.19 (up from $131.43). The high square foot price was $168.03, up from $143.35 last month. The homes sold during the current three month period were on the market an average of 56 days compared to 44 days last month. As a REALTOR® and a long-time resident of Deercreek, it is encouraging for me to see the constant activity here. Who knows what 2015 will bring in terms of real estate, but it looks like 2014 has passed the test. Enjoy the holidays and this wonderful place in which we live!

Highlights from the Board Meeting

The DCCOA Board of Directors assembled at Deercreek Country Club on the above date for a regularly scheduled meeting. A quorum was established with the presence of Margie Blake , Doug Klippel, Bill Beitz, Danny Becton, Doug Matthews, and Nick Simonic. PROPERTY MANAGER'S REPORT
Fountains- During the inspection on October 23rd, it was noted that the fountain was not working. Innovative fountain has been contracted and will be out on Monday to inspect.
Landscape Improvements - Connors landscaping has completed the installation of the 55 variegated Ginger under the Crepe Myrtles, 1,200 (1-gallon) Asiatic Jasmine and 992 Super Blue Lariope for a total of $16,005.60.

COMMITTEE REPORTS
Finance Income was $772,409 based on a budget amount of $780,319. The income shortfall was a result of not meeting expectations in accounts: Collection Fees ($5,105), Late Fees ($3,618) and Citation / Covenant Fines ($675). Account(s) over budget: Cable Income of $1,642 and Bar Code Income of $583. Common Property The entry landscape improvements have been completed as contracted with Connors Landscape.
Access Control Doug Klipple reported that that US Securities is training more individuals on the radar gun. The security contract is still in the hands of the finance committee.

At the upcoming Annual Meeting for the Deercreek Country Club Owners Association on January 8, 2015, elections for three new board members will take place. Listed below are the three new candidates that are running for the Deercreek Board, Peter Davis, Jim Giancola, and Bob Kichler. All candidates have resided in the community for over two years. Their bios are included below. Thank you to the three candidates for stepping up to serve on the Board. It is nice to know that we have residents who care about the community.
Please return your completed ballot and proxy to the Guard Gate as soon as you receive it, whether or not you are attending the meeting. It is extremely important that we have enough proxies/quorum to hold the Annual Meeting. The meeting will be held at the clubhouse, January 8, 2015 at 7 pm. We look forward to seeing you there. If you are new to the community this is a great opportunity for you to learn more about Deercreek.

The View

Near the quiet end of McLaurin Road North, there is a dove gray home on a wide lot backed by the nature preserve. Three tall palms center the front island, with plantings in subtle shades and textures of green at their feet.
The black, textured roof makes a strong statement above, and expansive paving leads from the front in a graceful curve around to garages at the far left.
Sagos frame the front door where in the spring, azaleas bloom in pink and white. At this time of year, the neatly trimmed and well-planned beds need no additional color to be interesting.
Ana Soltero and her three adult children have lived in the home for sixteen years, and Ana feels it is the most convenient place she can imagine. She has enhanced the property in recent years with the pavers and roof replacement, and credits her landscape service for the perfection of the greenery.
This is an elegant home in a beautiful setting.

Holiday Open House

All of our Deercreek Home and Garden Club members are invited to attend a Holiday Open House at Carol D'Onofrio's 7938 McLaurin Rd N - between 3 pm and 6 pm. We know how busy the holiday season gets so we are trying something new. Come when you can, leave when you must and you don't need to bring anything! We're hoping this will be the least stressful party of your season! Carol will oversee her little band of elves that will provide Wine and Hors d'oeuvres. Put this on your calendar so you know you will have a brief time of peace and joy with your Deercreek friends in the midst of the hectic rush of the season. We are also including the Game Day sign-up sheet in this month's newsletter. It was so much fun last year that the Club is sure to fill up quickly this year. Make sure you have a space reserved! It is being held on Tuesday, January 20 from 10:30 am until 3:30 pm. Get a group of friends together and decide which game you would like to play. Then fill out the form and give it, with the $25 per person fee, to Faye Hyken 10077 Heather Lake Court W. Faye and Linda George are organizing this and need to make sure the tables are ready for you and that lunch is ordered. So it is very important that you register and not just show up hoping to drop in on someone's game. The registration cut-off date is January 13 - or whenever we are full up! We will have a 50/50 Raffle and desserts made by the Deercreek Home and Garden Club members. Mmmm. This Game Day is open to anyone so bring your friends from inside or outside the neighborhood. If you have a group that meets regularly, ask them to come for the day and enjoy Deercreek's hospitality.

DWA Fashion Show
The 15th annual DWA "Fun and Fabulous" Fashion Show was just that! It was also a huge success for local charities! Credits go to Chico's of the Avenues Mall gorgeous fashions hair stylist Sarah Keene, make-up artist Jessica Lowry from Bobbi Browns of St Johns Mall, our beautiful Deercreek models, the DCC chef and staff along with the generous donation of so many outstanding raffle items. Of course, having a room full of fun loving DWA supporters made the evening an exciting girls' night out. Thank you one and all!

Spotlight on Charity: Jacksonville Humane Society

 This year The Jacksonville Humane Society (JHS) earned a 4-star rating from Charity Navigator, America's largest independent charity evaluator. This distinction is only awarded to the most fiscally responsible organizations and reflects JHS accountability and transparency to all of their donors and supporters. JHS is proud to announce that by partnering with Animal Care and Protective Services and First Coast No More Homeless Pets, Jacksonville has been able to achieve a 90% or better live release rate, city-wide, for the last 12 months. To put this in perspective, just 10 years ago less than 50% of animals made it out of shelters alive in Jacksonville. This is only possible because of generous supporters such as the Deercreek Women's Alliance (DWA). In addition to the $1,500 donation from the DWA, our Deercreek Community has donated pet food, blankets, towels, pet carriers, food and water bowls, paper towels, laundry and dish detergent and pet treats totaling an additional $500. Individuals from Deercreek have volunteered at the Kitten University and various adoption events. JHS has found loving homes for over 6,000 pets in 2014. Rescue pets make wonderful and loving family additions. Please consider pet adoption or foster care. The Jacksonville Humane Society Campus is located at 8464 Beach Blvd, Jacksonville, FL 32216. The Campus includes an Animal Hospital that offers affordable veterinarian care to our community. DWA Ongoing Charity Drives
PACE School for Girls: Clothing of all sizes for teenage girls are needed. Donated items can be dropped off at Vicki Khan's house - 10148 Deercreek Club Road. To contact Vicki, call 519-7722.
Jacksonville Humane Society: The JHS can always use bags of dried cat and dog food, blankets, towels, pet toys, bowls, flee killing soap and pet beds. Donations can be dropped off at 10042 Chester Lake Road East, the home of Pam Overbay (363-6483).
Mandarin Food Bank: Any non-perishable food items can be dropped off at Carmen Kelly's home at 10139 Bishop Lake Road West. Carmen may be reached at 519-0622.
Books-A-Go Go: Used or new books for children Pre-K through 5th grade can be dropped off at Natalie Jackson's house at 10135 Deercreek Club Road East. Natalie's phone number is 519-5802.

The Joys of Deercreek Living
The Christmas House

Having built my house and moved here in March of 1994, this will be my 20th year of OVERDECORATING for Holidays...especially Christmas. What many folks might not realize is that I store all of the decorations at my house either in closets inside or above my 3-car garage. We start putting up the Christmas decorations the first week after Halloween and do the Summer Kitchen and inside first, leaving the Fall decorations up until the week before Thanksgiving. It's a lot of fun doing the decorating but it's also a lot of hard work.
It could NOT be done without the help of some of the kids who live in the neighborhood. Some started out as young as 6-8 years old and the crew normally lasts about 3-5 years before they "Outgrow" it. THEY are the workforce that brings down all of the decorations from the closets and attic, and put them in the yard or wherever they are directed. These Helpers also help put all of the stuff back up after Christmas, which is another huge help. Some of my Deercreek helpers over the last 20 years were: K. W. (now at the Pro Shop), Ryan Pappas, Will and Michael Weyer, Casey Bernard, Hunter Thompson, Dylan Kessell and the Tabor boys -Patrick, William and Andrew. Some of the ladies have helped out inside too and they are Carney Kirtley, Melanie Thompson, Nancy Anderson, Ally Kessell and Donna Bernard (hope I didn't miss one)! The Deercreek Country Club is also a huge help with letting me borrow some tables and chairs for the Season and purchasing food as well.
We've had some great stories doing all of this but my favorite is probably when Hunter, Dylan and Casey came over to help paint the Deer and ended up getting paint all over themselves from head to toe! Malcolm just threw 'em all in the back of his truck and took 'em to get a haircut! We entertain a lot over the holidays and have about 7- 8 parties during December including: the Friends Party to start the Season, the Special Olympic Swim Team, the Kid's Party for those 12 and under (featuring the REAL Santa Claus), my Poker Group dinner, My Rotary Club, Jax Seminole Board of Directors, Carson's Tennis group and Mixed Doubles group, and my Family golf and Gift Exchange gathering. PLUS...we have a great New Years' Eve gathering with steak & lobster and occasionally host one of the houses for our Blakeford Mill Progressive Dinner.
Some of the decorations are over 30 years old including the Santa and Reindeer that hangs high in the back yard. They were purchased at the original 'Champions Decorating' store downtown in the 70's and early 80's.
We pull them up with my golf cart and they look good from a distance but not close up. I get some Roofers to put up the lights on the roof ever since I slid down 20 feet years ago. Yes, the electric bill goes up to about $1000 for the month and could be higher if my great neighbors, the Mueller's didn't let me plug into their outlets for some things up front. There has never been any Holiday Decoration stolen or vandalized during my 20 years here.
Some folks ask me why I do it. Well, I do love the Christmas Spirit and figure that if just TWO of the kids that help every year become inspired to do the same when they grow up, that's 40 folks spreading the spirit. Having Carson here with me now makes it even more fun plus we've added even MORE decorations!
It is an honor and a pleasure to live in Deercreek and I love it... PLUS the Homeowners' Association allows us to decorate!

Makeovers

Watson Realty Corp. REALTORS® What can a makeover do? A makeover can make people go "WOW"!! I experienced this when I modeled in the Deercreek Women's Alliance fashion show. My hair was straightened for the evening and since it is not a style I usually wear, the ladies in the crowd reacted with great surprise when I walked out. It was an uplifting experience and gave me a lot of confidence as I walked the runway. Makeovers for a home can make people go "WOW", too!
Sometimes the makeover is extensive, like the addition Mike and Barbara Milkey recently completed. The addition is a pavilion behind their home for entertaining. The pavilion is equipped with a summer kitchen and fireplace for ambiance and utility. Open beams in the high ceiling add drama to the space. French doors and windows which have had the glass replaced by screens provide for air flow throughout. The space itself can be used for large cocktail parties, Sunday afternoons watching the Jaguars, or family celebrations like Thanksgiving dinner.
Other smaller makeovers also provide the "WOW" factor. Update the entry to your home by painting the front door or changing the style of your door. Landscape changes like Pete and Janet Daechsel on Vineyard Lake recently completed add great curb appeal. Trimming of trees and raising their canopy can open the view of a home. Refreshing landscaping and paring it down like Vickie and Charlie Khan on Deercreek Club Rd. have done provides a clean approach to an already beautiful home. Neighbors Ron and Natalie Jackson recently added an ornamental fountain to the front of their home to enhance the curb appeal. All of these keep a home fresh and make people go "WOW"!
