Quick Changes to Enhance Your Home

Looking for a way to enhance the look of your home without spending a lot of money?  As a Realtor®, I have been in many homes throughout Jacksonville and seen beautiful homes, as well as others that were total disasters.  My favorite ones are those that have an uncluttered, yet lived-in feel.  A home may have that model home look to it, but may not be warm and inviting.  A home with too much stuff may overwhelm family and friends when they come to visit.  A balance between the two is welcoming to all. Simple fixes include reducing the furniture in a room, cleaning out closets, emptying overcrowded bookshelves, and removing clutter from flat surfaces.  Keep the things you treasure most.  What can you do with the other items?  Donate them to Hospice; they have a truck that comes through Deercreek once a month to pick up large items.  Let someone else use your items that are no longer wanted so you don't end up being like one of those hoarders seen on reality TV.
Other quick ideas are to rearrange furniture, pulling furniture away from the wall and making conversation areas.  Swap side tables and accessories from one room to another. Add a new area rug.  Paint the front door. Put a favorite plate on display using a plate stand. Change out hardware on kitchen cabinets and drawers. Flowers in the house give it a fresh feel.  Adding planters by the front door or new flowers in flowerbeds is another way to bring a feeling of newness to your home.   Many people do a lot of these things when they are readying a house for sale.  Why not do them today so you may enjoy your home at its best!
Spotlight on Charity: Mandarin Food Bank

The Mandarin Food Bank opened in April, 1991 with a stated mission to provide emergency food and clothing to those in need in our community. The families that we serve come to us from area churches, clubs, schools, and by word of mouth. They are not usually homeless, but may be one paycheck away from being so. Single parents are our largest group of clients, followed by single elderly adults on a fixed income. While our main purpose is to provide food and clothing, we also focus on helping our clients with appropriate referrals to rent and utility assistance and other needed services. We feel that education is an important aspect of our assistance.   

This past year, the Mandarin Food bank served 5,640 families, representing 20,613 individuals (more than double the individuals we served in 2004!). In addition, last Thanksgiving and Christmas, 876 holiday baskets were distributed, representing 3,191 individuals. Each basket included a turkey and trimmings, fresh produce, as well as non-perishable food to prepare a traditional holiday family meal.

The Food Bank is open to serve clients Monday, Wednesday and Friday from 9 to 11:30 A.M.   After hours and on Saturdays, our volunteers receive, pick up, re-stock the shelves and clean.  We are an organization made up entirely of volunteers, headed by our co-directors, Mrs. Bonnie McNulty and Mrs. Mary Kaminski, who founded the food bank over 20 years ago. We currently count close to 150 wonderful, hardworking people to help us carry out our mission.

But even with all the wonderful help of our small army of volunteers, we could not serve our clients were it not for the strong commitment of the community. Civic groups, schools, churches, business, and caring individuals like the ladies of the Deercreek Women's Alliance, provide the much needed support in the way of food and clothing drives, as well as cash, which is used to buy milk, meat, eggs, fruits, vegetables and other perishable items.   

The Mandarin Food Bank is extremely grateful for the generosity of the Deercreek Women's Alliance this year and hope we can continue to count on your support in the future.

Highlights from the Board Meeting

  

The DCCOA Board of Directors assembled at Deercreek Country Club on April 24th 2014 for a regularly scheduled meeting.  A quorum was established with the presence of Doug Klippel, Margie Blake, Danny Becton, Doug Matthews, and George Partin.

Property Manager's Report
  • Two property inspections were completed (4/14 and 4/17)
  • Guard House - Projects initiated (see full report)
  • Entry landscape - New landscape improvements are complete and fully mulched with pine straw. It looks great, congratulations to Common Property and Connors Landscape for a job well done!
  • Basketball Courts -the backboards and new nets have been reinstalled and they look good. 
  • Palm Tree Trimming - Front entry palms have been completed.

Finance Report
Danny Becton
  • The Board reviewed and discussed the March Treasurer's Report.
  • Income was $258,850 based on a budget amount of $260,106. The income shortfall was a result of not meeting expectations in accounts: Collection Fees ($1,439) and Late Fees ($1,147). Accounts over budget: Citation/Covenants Fines $525 and Cable Income $516 along with Bad Debt Income of $1,329.

ARB Report

 

Doug Matthews reported on the ongoing projects and all are running smoothly. There are a couple of deposits that were not returned to owners for not fulfilling their plans according to ARB guidelines. Doug Klippel praised the ARB Committee for all of their hard work.

Deercreek Ladies USTA 3.5 Tennis Team

USTA

Deercreek Ladies USTA 3.5 Tennis Team won their City Championships in February and made it to the State Championships in Daytona May 2-5. They played their hearts out, and managed their patience through lengthy rain delays. They made it to the semi-finals, but unfortunately lost 2, 3rd set tiebreakers and lost the semi-final match.

Deercreek's resident Pro, Mike Hatfield surprised the entire team by coming to cheer them on on Sunday then stayed to support them for the Semi-final on Monday. Thanks Mike!

Summer Roundup for Charity

Summer is a time when many local charities are in great need of supplies due to schools being out of session for children who receive free or reduced breakfast and lunches at school. Families in need will seek help from local charities for food, clothing and other goods.   Here are some ways in which our DCC community can round-up support for charities sponsored by the DWA:

Food: Due to financial circumstances, many parents are forced to leave their school aged children alone at home during the summer break while they work. Peanut butter is a great source of protein and a PBJ sandwich is easy for children to make. Several local grocery stores offer BOGOs, Buy One Get One free, on non-perishable food items. BOGO also stands for please Buy One and Give the free One to help stock the Mandarin Food Bank's shelves for those in need.  BOGO items and any other non-perishables can be dropped off at Carmen Kelly's home at 10139 Bishop Lake Road West. Carmen's phone number is 519-0622.

Clothing: The PACE School for Girls is open all summer to assist at-risk young ladies by providing a well-rounded, structured environment that helps them through education, counseling, training and advocacy. Every female knows that when you look good, you feel good!  The PACE students can earn PACE BUCKS to purchase donated clothing to help them look and feel like the beautiful young women that they are. Donated items can be dropped off at Vicki Khan's house at 10148 Deercreek Club Road. She may be reached by phone at 519-7722.

Books: Children need books to improve their literacy and to develop a love for reading. BOOKS-A-GO GO collects used and new children's books and gives them to children that are preschoolers to 5th graders from low-income families. These books are distributed through schools and organizations that support these children. The children love receiving their books, and get so excited, they hug them and can't wait to read them. For many children, it will be the first book in their home. If you have any books that your children or grandchildren have outgrown or would like to purchase new ones to donate, please drop them off at Natalie Jackson's house at 10135 Deercreek Club Road or call her at 519-5802.

Pet Supplies: Let's not forget our animal friends.  Many families move during the summer months and for various reason cannot take their pets with them. The Jacksonville Humane Society is often overwhelmed during this time of year and is in critical need of supplies. Along with bags of dog and cat food, the JHS can use blankets, towels, pet toys, bowls, flee killing soap, pet beds, rakes and shovels. Donations may be dropped at 10042 Chester Lake Road East, the home of Pam Overbay (363-6483).

Peanut Butter and Jelly Drive

 
PB&J The DWA will have a Peanut Butter and Jelly Drive from June 30 to July 14 in support of the Mandarin Food Bank.  Drop-off bins for the drive will be placed at the DCC Guard Gate. For more information, please contact Carmen Kelly at 610-9789 or 519-0622.
Diaper Drive Final Count

Baby Mary Stelbrink, DWA Chairperson for Wolfson Children's Hospital, is proud to let our generous DCC community know that she delivered 2,796 donated diapers!  Mary also presented a $1,500 check from your DWA to Wolfson Children's Hospital to purchase diapers and other items of need for the children. Thank you, DCC Community, for making this happen!

Your Deercreek Women's Alliance is open to all ladies who reside in the Deercreek neighborhood. You do not have to be a member of the Deercreek Country Club to enjoy a membership with the DWA. If you are not yet a "Part of the Heart of Deercreek" and would like to join the DWA, please contact membership chairperson Mary Stelbrink at 363-2360. Membership is $20 a year.

From the May 3, 2014 edition of RISMedia, "existing home sales decreased 0.2 percent in March, according to the National Association of Realtors (NAR).  However, the level of activity was down 7.5 percent from March 2013.  Potential reasons for this year-over-year decline is the fall in distressed sales ... and ongoing weakness in demand among first-time home buyers.  The current share of first-time home buyers is 28 percent, compared to a historical average of about 40 percent.

Among positive factors for the short-term for housing are ongoing historically low mortgage interest rates.  For example, data from the Federal Housing Finance Agency (FHFA) indicate that the average contract interest rate on conventional mortgages was 4.21 percent in March.  This is higher than rates experienced for the first half of 2013 but remains low by historical standards.  On the other hand, affordability has been challenged by rising home prices.  The FHFA Housing Price Index has risen by 15 percent over the last 25 months."   To read the entire article, CLICK HERE.

Sales Price PSFSales Price PSFLocally, there are 10 homes in Deercreek on the market ranging from $349,900 - $579,900 (according to the Northeast Florida MLS as of May 4, 2014).  Four other homes are under contract, but not closed.  Nine homes have sold and closed in the last 3 month period, ranging in price from $306,000 - $645,000 and a sales price per approximate heated square foot from $121.89 - $140.14.  The summer selling season is fast approaching.  What will we see in Deercreek over the next three months?

This was the hardest month I've had picking a Deercreek View because there were so many beautiful spring gardens in our neighborhood. This beautiful home owned by Jim and Maureen Dickenson had the personal touch that gave it an edge. The front of the house is landscaped with deep green hollies along the wall and then boxwood schillings, dusty miller and mums are planted in front of them. The front porch is accented with two pots of bright red geraniums. Two very large oaks, one a live oak and the other a pin oak provide needed shade for our summer heat. The pin oak is lined with ligustrum, crepe myrtle, caladium, crotons, loropetalum, super blue liriope, knock out roses, Aztec grass, marigolds, begonias and coleus. The side entrance of the house has a holly on each side along with New Guinea impatiens, variegated pittosporum, juniper and Japanese yew. The side garden has a red maple tree, azaleas, caladium, coleus and marigolds to finish off this striking view.
