Quarterly Report for December, 2013

 

Baymeadows Stands United! - Communities often get faced with adversity when it comes to outside influences that take advantage of conditions which could promote deterioration.

 

This was certainly the case recently when a vacant Burger King property on Baymeadows Road was being presented to the City's Planning Department to receive an exemption to become the first of what could have been a trend of adult entertainment establishments.

Annual Meeting

Highlights from the BOD Meeting

  

 

The DCCOA Board of Directors assembled at Deercreek Country Club on November 21 2013 for a regularly scheduled meeting. A quorum was established with the presence of George Partin, Doug Klippel, Danny Becton, Chris Phillips, Margie Blake, Nick Simonic, and Aaron West.

 

Absent: Bill Beitz and Doug Matthews.

 


Property Manager's Report
  • Annual Meeting: The Annual Meeting will be held on January 9, 2014. There are three vacancies on the Board. There has been one nomination, Mr. Jim Lowell of 8279 Persimmon Hill Lane. Current Board members Doug Matthews and Danny Becton are running again.  
  • Ashford Crossing Pump: Cathy Cox discussed the failed irrigation well at Ashford Crossing. The well casing has cracked causing it to pull in sand. The Board has obtained two bids for new wells from Florida Pump ($18,000) and Partridge Well ($15,000). Cathy and representatives from Deercreek have a meeting with JEA Friday, November 22nd to discuss installing a new line and irrigation meter; they are working with JEA on a possible solution. After the Board has considered all of their options, a decision will be made and payment will come from the Capital Landscape Improvement fund.
  • Common Area Sidewalk Repairs: Work began Thursday 11/14/13 and the grinding is done. Replacements should be done on Wednesday 11/20/13.  
  • Fountain Pump: The pump has been repaired and the fountain is up and running.   
  • Damaged Light Pole: The pole has been ordered and the insurance company is aware that the pole needs to be replaced. They have been sent the initial estimate. The insurance company will send us a check once they have the final invoice. The pole is tentatively scheduled to arrive the first week of December. The electrician will also replace the burnt out streetlights when he comes to install the new pole.  

A motion was moved to approve spending $460 for the installation of the new pole, as well as replacing the five burnt out streetlights all in one trip. The motion was seconded and unanimously approved.    

  • Pressure Washing Entrance, Guard House, Picnic Pavilion, and Basketball Court: Pressure washing has been put on hold until after the New Year. There was calcification on the tiles and  in the process of their bid, Hydrotech treated the two worst areas at no cost (to determine what treatment would work best). The signs look better and we will pursue other bids.
Finance - Danny Becton (Treasurer)
  • The Board reviewed and discussed the October Treasurer's report, which showed additional revenue as a result of increases in Collection Fees, Late Fees, and Cable Income.
  • Revenue through October was $837,741 based on a budget amount of $826,921.
  • The bad debt allowance is currently $79,349.
  • The Finance Committee has requested pre-approval to spend $500 for the 2014-2015 Reserve Study.
A motion to pre-approve the Finance Committee spending $500 on the 2014-2015 Reserve Study. The motion was seconded and unanimously approved.

  • Danny Becton discussed the re-zoning of an area in Baymeadows for adult entertainment. This re-zoning has been denied.

McKissick An article in the Times Union on October 30th 2013, "Urban League honors for 3 community leaders" by Dan Scanlan brought the McKissicks onto the radar of the Deercreek communications committee. We found that one of the individuals being honored by the Jacksonville Urban League as an 'Outstanding Reformer' was none other that our very own Deercreek resident, Bishop Rudolf Waldo McKissick Sr. He was recognized for his efforts at enhancing diversity and equal opportunity in the community; so he received the Whitney M. Young National Leadership Award for lifelong civil rights and human rights advocacy. We then we set out to find out more about this distinguished personality and highlight his life in this edition.

 

 

I discovered that Bishop McKissick Sr. has pastored the Bethel Baptist Institutional Church, in Jacksonville, for over 47 years and that his son

Bishop Rudolf Waldo McKissick Jr. has co-pastored alongside him for the last 17 years!  

 

Bishop Sr. remembered how during the years of segregation when black churches were not allowed to be a part of the church sports league; he had fought to break that barrier without any question. This was significant because out of it came some major changes to the way youth ministries now work in the community churches.

Ashford Crossing Landscape Project Approved

The Board has approved funding for landscape improvements for next year. This will be a 5 - 6 year project if funding continues.

Quarterly Assessments

  

Quarterly Assessments are due and payable in January, April, July, and October 2014.

 

Late payments are subject to a late fee as well as additional interest charges if not received by the 30th of the due date.

 

You can pay by check, electronic payments from your bank or ACH (direct debit) payments. Contact May Mgt [email protected] for ACH set up.

This year we are preparing a quarterly coupon slip that serves as a payment reminder, which you may include with your check. Checks should be made out to Deercreek Owners Association, not May Management. Please include your association/account number for correct payment recording.

Newest Options in Diagnosis and Treatment of Breast Cancer

More and more of us are having to deal with cancer situations as friends and families receive the awful diagnosis.  But there are so many more options for treatment and cures available now; so we have asked Dr. Scot Ackerman to come to our Home and Garden Club's January meeting to tell us about some of the latest advances in cancer therapies.  He is one of three doctors at First Coast Oncology who are Board Certified in Radiation Oncology with decades of experience in treating all kinds of cancers. The staff is made up of specially trained professionals, who care for not only the physical treatments but also the emotional stress. They take the time to get to know the patients and their families before deciding which treatment is most appropriate and then to walk them through the steps. "Our philosophy is to provide patients with options, the support they need and the hope for a positive outcome," said Dr. Scot Ackerman.  

Dr. Ackerman will be focusing on Breast Cancer at our meeting - prevention screenings, diagnosis and new treatment options available.  More than 233,000 cases were diagnosed in the US in 2013!  Since Breast Cancer is known to touch one in eight women, we all need to know how to be actively aware of the danger and how to get help if necessary.  And I'm told that Dr. Ackerman is a very entertaining speaker so you'll go away uplifted and smarter!

First Coast Oncology is in the process of building a Proton Therapy Center in Mandarin.  It is the first one in private practice in the world and is expected to open in 2014.  Visit www.firstcoastoncology.com to see the amazing list of diagnostic services and treatments, along with the impressive qualifications of the three doctors in the practice.  They also do non-cancerous treatments for Grave's Disease, Dupuytren's Contracture or Keloids.                                 

We're hoping you never need to use this information in your life, but knowledge is power and we want you to be fully prepared. The meeting is at The Club and starts at 10:00 am, come for the information and stay for lunch with friends.  It will be a good day.

Deercreek: We Care

We've all seen the signs "Support Our Troops" but usually have no idea how to do just that.  Now we can help make a difference in the lives of 40 Marines stationed in Helmand Province, Afghanistan.

It started so simply.  Our Deercreek cart girl, Robin Prior, admired the flag on Patricia Mast's golf cart and mentioned that her son, 1st Lt. Brian Prior, was getting ready to go to Afghanistan with his unit.  His team is an SFAAT and they are advisors for the ANA in Helmand Province, Afghanistan.
Patricia has a long military history and this started the WE CARE project.  Her father was a USAF fighter pilot for 30 years.  Following in his footsteps, she enlisted and was commissioned in the USAF until retiring in 1995.  Even while employed in the private sector, she was working on a USMC contract in support of Maritime Prepositioning forces. So she has a heart for both the USAF & the USMC!  She rounded up her golf buddies and floated the idea of sending Care Packages to this unit each month for the 9 months of their tour.

On November 14 the first official meeting of the "Deercreek:  WE CARE" had 7 ladies attending - including our own Mary Tabor as an official advisor.  Each of the original 7 donated $100 to get the first boxes ready to arrive before Christmas.  Patricia wrote to Brian asking what the unit needed.  Since Marines have been on this FOB for years they have plenty of toiletries, playing cards, movies and books but asked for cigars, 'dip' and Dunkin Donuts coffee!  OK. We can do that!  And so it began.  Carlos Navarro (a Deercreek member) donated hand rolled cigars   and our Deercreek Club donated 240 cookies. That first box is on its way but now we want to get organized so we can send one each month.

Further funding is needed and we have several ways to do that, if this is something you want to support.  Checks can be made out to Treasurer, Karen Rutland or Patricia Mast and it will go directly into a checking account set up under Deercreek We Care. These are not tax deductible. There is a contribution jar in the Golf Pro Shop and the Club is looking at sponsoring a golf tournament as a fundraiser. We are planning to do a fundraiser on Facebook while creating access between the unit and their supporters. These women are creative and motivated!

Vicki Khan and Terry Templeton are part of the core group and can give you information about what we need for the next shipment. We are collecting square metal cookie tins to keep food items safe from the roaming rats on base.  Square packs better than round!  Please drop these at Elizabeth's house - 9990 Vineyard Lake Rd.

We will meet monthly to discuss future boxes and send out the 'gatherers' for the items needed. January's meeting is scheduled for 10:00am in the Governor's Room at the Club on January 3rd.  Let's show these 40 Marines that Deercreek really DOES Care!
