We want to keep you safe! By Tommy Walter The days are getting shorter and with this comes increased danger to residents who insist on walking or running on the car lanes in our streets here. Please be watchful of them while driving. If you are one of those residents who believe the only way to walk or run is in middle of the roads (instead of the sidewalks), please wear bright or reflective clothing and walk or run facing the oncoming traffic (i.e. against the direction of traffic). By the way, the same rule (of wearing bright/reflective clothing) applies to bicyclists as well. In addition, bicyclists should please ride in a single file but in the same direction as the traffic. The safety of Deercreek residents and visitors is the number one priority of the Access Control Committee. Thanks for helping us help keep you safe.

Highlights from the BOD Meeting
The DCCOA Board of Directors assembled at Deercreek Country Club on September 26 for a regularly scheduled meeting. A quorum was established with the presence of George Partin, Doug Klippel, Danny Becton, Chris Phillips, Margie Blake, Bill Beitz, Aaron West and Doug Matthews. Absent: Nick Simonic.
Representing MAY Management: Richard Curran-Kelley and Brittany Crossman.
George Partin recognized a quorum of the Board was present and called the meeting to order at 7:00 p.m. George Partin made a motion to approve the minutes from the previous Board meeting of August 29, 2013 as written. The motion was unanimously approved.
Since there were no guests present, Richard Curran -Kelley gave the Property Mangers report. Violations are being closed as owners call in for re-inspections and new violations are being sent as well; still meeting new owners during inspections. In addition 26 properties were identified to appear before the hearing committee since action was not taken by the required completion date.
Light Pole at Front Entrance - Richard Curran-Kelley informed the BOD that he will advise the insurance company that the pole will need to be replaced since the repairs have not held. He will meet with the electrician to discuss getting a new pole.
A wildlife company was given the okay by George Partin to trap nutria (river rats).
Doug Klippel made a motion to approve contracting with First Coast Wildlife to eradicate the Nutria problem, now that it has been established that the Association has the authority to eradicate "plants, fowls, reptiles, etc as necessary" as established by Article 11, Section 2 of the Covenants. Chris Phillips seconded the motion; however, it was amended by Aaron West who made a motion to approve a three month limit on the Nutria trapping and re-assessing methods, as well as the Nutria trapping budget, after three months. The motion was unanimously approved.
Access Control - Doug Klippel for Aaron West (Liaison)
- Putting house numbers on the curbs was discussed. The Access Control Committee is in favor of this as well as the Common Property and Covenant Enforcement Committee. The BOD reviewed a letter from the Covenants Enforcement Committee strongly urging the BOD to approve painting house numbers on the curb. The BOD is still divided on this issue and has tabled a vote until more research and information is gathered from fire/police comments and paint samples are provided at the next meeting.
Finance - Danny Becton (Treasurer)
- The Board reviewed and discussed the August Treasurer's Report which showed additional revenue as a result of increases in Collection Fees, Late Fees, and Cable Income.
- Income is on track with the budget.
- Expenses are trending downwards with a few accounts over budget. Net income has increased.
The bad debt allowance is currently$67,793.
Communications - Margie Blake (Liaison)
- The directory will be finished by December, with dissemination to residents the first week of January.
- To date 35 new members have moved in so far.
New Business
Budget- 2014 Danny Becton discussed the Finance Committee's initial DRAFT of the 2014 Budget planning. It appears that based solely on the Association's "Expense of Operations" that no increase in assessments should be required. However, the Finance Committee has initiated a Reserve Study Update and is waiting on its final release to speculate as to whether an increase in assessments would be required to fund the Reserve account properly.
- Danny Becton also discussed the Common Property Landscaping Capital Improvement Plan. The Landscape Capital Improvement Plan is the result of a design project initiated by the Common Property Committee whereby Pittman Landscaping was hired earlier in the year to design a series of landscape improvements in the areas of Ashford Crossing, the Entrance and along Deercreek Club Road ending at Vineyard Lake Rd North. The estimated cost of this entire project has been determined to be between $350,000 and $400,000 which would include landscape, irrigation and lighting upgrades and improvements. Given that only a portion of these funds are available in the Association's Reserves of approximately $100,000 over four years, and the desire to avoid any type of Special Assessment, a Phased Implementation Plan was developed that would require an increase of $5/per month to monthly assessments, per resident for 2014 thru 2018. The Board took a Straw Poll in exploring this proposed plan for which the Board passed unanimously.
In light of the anticipated Phased Landscaping Improvement Plan approval, it was discussed and acted on to approve initial funding for the 2013 first phase of this plan.
Finance Committee will be working on a Final DRAFT budget that will be presented to the Full Board at its October meeting. The Final Budget will be approved at the November Board Meeting.
The meeting adjourned at 9:30pm. The next meeting of the Board of Directors is scheduled for October 24, 2013 at 7:00 p.m., at Deercreek Country Club.

Having a Party? Don't Forget The Gate List!
Submitted by Lt. Kirby
Nothing is worse than throwing a party and having to stand by the phone so you don't miss a call from the gate. If you don't provide a list of names to the gate, the gate officers must call for EVERY entry. Each phone call takes away from the good time that you and your honored guests could be having. It is easy to enter names in the DwellingLive program on your computer. Follow these steps:
- Go to http://deercreekcc.com/,
- Click on the DwellingLive link at the top of the page.
- Sign in... (If you have any question about signing in, just call and talk to Officer Kirby at the gate)
- Click on the "add Party" link at the right side of the Guest Page
- Fill in a short description, e.g.: Bob's SURPRISE Birthday,
- Enter the date of the party
- Start adding names. The program sorts them alphabetically when you SAVE the list.
- Don't forget to SAVE!!!
If You Do Not Have Computer Access
You can still provide the Gate with your list by taking the steps below:
- Use a full sized sheet of paper.
- Identify yourself, address, pin #, date, and time of party.
- Your contact phone number
- If there is a cut-off time for access, please state so.
- Create guest list with last names written FIRST.
- We do prefer the names in alphabetical order, as this makes finding the names faster when your excited partygoers arrive at the gate.
- Fax or e-mail your list to the gate house via Fax # 904-519-1390
or 24_7deercreek@comcast.net - You may also drop off the list at the Gate House.
Your Holiday Parties will be less stressful when you plan ahead for gate access. Let your guests know that they need to park only on one side of the street, so they do not block driveways or the road. Emergency vehicles must have open access at all times.
As a final note; you can fax or Email to the gate up to two days in advance. If you use the DwellingLive program, you can enter the information any time up to 20 minutes before your function.

The View November 2013
By Dena Grossman
Ronald Spiess and Nenette Banzon
8240 Wallingford Hills Lane
This family lives on the seventh hole and as such has a unique and interesting view of the cart bridge going over the lake. The recent landscaping renovation has produced this stunning scenery from their backyard. Numerous plants, crotons, coleus and stromanches provide bold, vibrant color among this lush green grass. Contrasting these beautiful red plants are variegated lily turf, garlic society, gold mound, purple fountain grass and sagos neatly lined with rock slabs. One outstanding garden is built in layers and held with railroad ties and contains a rain tree showing off its fall colors and a palm tree. Additional plants enhancing the view are philodendron, loropetalum, potted blue sage, crepe myrtle, live oak and a kumquat tree.

The Glories of Deercreek!
By Cheryl Rowan
I used to think my 30s were the best years of my life, I was young, fit, attractive not as dumb as a 20-year-old; smart enough I figured. Now I think my 50s are the best years of my life. I've grown to and realized that I appreciate the little things in life. A beautiful sunset, a bird singing, nature in its glory... in "The Creek".
I've had a mini-farm in my backyard for years.... don't tell May Management though as I haven't had this approved! I enjoy all the birds; Cardinals, Blue Jays, Hummingbirds, egrets, hawks, eagles, ducks and their babies, Canadian geese, and their babies (be careful...those mother geese can be mean and scary), bluebirds nesting in a house on our back porch year after year; watching them build the nest, lay the eggs, feeding them when the babies are born and then leaving. So sad, but we know the babies will be back next year. We also have had raccoons and babies, otters, snakes, etc, but my most resent incredible experience has me and my menopausal hormones ecstatic!

In August we were lucky enough to see a large turtle come up from our pond and lay her eggs in one of our flowerbeds. A couple of weeks later we noticed another flowerbed all messed up and believed it was another turtle laying her eggs. Just last week, by an incredible chance my husband was mowing the lawn and passed by the second flowerbed and noticed something moving. He stopped his big boy toy (rider mower) and saw a baby turtle coming out of a hole in our flowerbed. Knowing that this might help my raging hormones and menopausal state of mind he came rushing in to tell me what he had seen.
Out I ran to see not 1, but 2, then 3 and more and more just kept coming out of the hole. I saw at least 20 come out. They would poke their head up, look around, then finish their climb up to earth and head straight towards our pond.
The grass had just been cut but they struggled to get through it coming up on top, and then down below the blades. There were little paths through the grass everywhere as they struggled to make it to the pond. I watched in amazement, grabbed a glass of wine and set up a chair by the pond to enjoy my happy hour in the miracle of nature!
BTW, I checked the hole the next morning and a toad had taken up residence in the hole! Nothing goes to waste in nature!
I feel like this was a once in a lifetime experience but hope I get the chance to see them again next year as I know turtles will come back to the same place year after year to lay their eggs.
Go for a walk and enjoy the glories of Deercreek! Who knows what you'll see!

Featuring: Lauren Lemasters on Horseback Riding
By Brian Mountan
I don't know anything about the sport of horseback riding, so I interviewed Lauren Lemasters, an eighth grader at Christ's Church Academy. She started riding when she was two years old. Her mom is a rider and they went to horse shows together; now it's her favorite sport. She rides about three times a week at Coriander Farms in Mandarin. She and her horse, Sophie, have ridden all over the Southeastern US in almost 50 shows. Lauren competes in the Hunter category, which scores her on how she looks as she rides over jumps 2'6" to 3' high. She directs the horse with her hands and legs. She competes by age and skill level. Lauren got Grand Champion in her first show in the 4th grade, and last year won the Children's Sportsmanship Award for the North Florida Hunter-Jumper Association. Lauren would like to be the next Reed Kessler, who was the youngest rider in the Olympics. Fortunately, some colleges have riding programs so she would be able to keep riding even in college.
Thanks Lauren, for teaching me about horseback riding!
