Highlights from the BOD Meeting

The May meeting of the Deercreek Board of Directors was held on May 30, 2013.   Attending the meeting were Board Members Doug Klippel, Danny Becton, Bill Beitz, Nick Simonic, Margie Blake, Aaron West, Doug Matthews, and Chris Phillips. Vice-President Doug Klippel chaired the meeting, in the absence of HOA President George Partin.

 

After hearing from concerned residents living on Bay Tree Lane, whose street was flooded due to recent rainstorms (more details of which can be found in the "Common Property" summary below), the meeting was officially called to order at 7:20 PM. The Board accepted the April 2013 Minutes, and then reviewed the Property Manager's Report as submitted by May Management. There were no properties referred to Covenants Enforcement for review in May. A brief discussion of ongoing repair items, as well as a status check on other existing projects, was also included as part of the Property Manager's report.

 

The Board then briefly discussed an incident involving the gate on McLaurin Road (near the tennis courts), where a resident's vehicle drove through the gate, causing extensive damage. The Board heard from the father of the driver of the vehicle, who apologized for the incident and offered to pay restitution for the repairs. A temporary gate has been installed until the gate repairs can be finished.

 

Danny Becton then presented the Finance Committee Report.   The Association's cash position has improved in recent months. The Board approved the allocation of funds to the Capital Reserve Account, to make up for previous shortfalls in this account. A general discussion about the role of the Reserve Fund, and the assets contained in this fund then ensued.  

 

Aaron West then presented the Access Control Committee Report. The new Dwelling Live system for gate access is working well, with our Allegiance Security Officers continuing to discover new system features.   There was a brief discussion of the difficulties being experienced when residents wish to change their gate PIN code, as well as a discussion of proposed bar code charges from Dwelling Live. The Access Control Committee will continue to investigate these issues, and will keep the Board updated.

 

Nick Simonic then presented the Architectural Review Committee Report, which included the approval of two exterior color changes, the approval of a trampoline request, and the denial of a request for a motor court gate.

 

Doug Matthews then presented the Covenants Enforcement Committee Report, which included three resident appeals, two of which were denied by the Committee.

 

 Chris Phillips then presented the Common Property Report. As mentioned above, there was an initial in-depth discussion of the recent flooding on Bay Tree Lane before the Board Meeting was officially called to order. With recent heavy rainstorms, extensive flooding was reported. Upon investigation, a plugged culvert pipe was to blame for the flooding. A brief discussion on the emergency repairs that were conducted then ensued; the Common Property Committee will be developing an ongoing maintenance plan to help avoid future flooding.

 

Margie Blake then presented the Communications Committee Report. The Board approved a policy around recognizing major holidays on the electronic sign at the Deercreek entrance. The Board also recommended that no more than three (3) messages be displayed at any one time, so as to ensure residents have a chance to read each message while entering our community.

 

Danny Becton then presented a brief CPAC report. There is a new Jacksonville Sheriff Office Chief for our patrol area (Mike Jackson). In addition, it is expected that the addition of the extra left turn lane into Deercreek (from Southside Blvd. south) will occur sometime in 2014-15.

 

Under Old Business, there was a brief discussion of the 64-gallon trash receptacles that will be issued to Deercreek residents by Waste Pro later in the year (these will replace the existing trash cans, and are designed to be loaded on trash trucks automatically).

 

The Board Meeting was adjourned at 8:47 PM. The June Board Meeting will be on Thursday, June 27 @ 7 PM at the Deercreek Clubhouse.

The ARB would like to remind everyone that all exterior changes to your home (including tree removal and planting) must be submitted for approval prior to work commencing. You have a very valuable resource at www.deercreekcc.com under the ARC section, for submittal forms, submittal requirements, etc. As an ongoing resource in the monthly newsletter we are going to provide some "frequently asked questions" which may be of help to you. Since there have been so many roof replacements lately, let's start with that...

 


Did you know? ...

Q. I'm planning to have my roof replaced. Is there a process to follow before re-roofing a home in Deercreek?

A. If you are using asphalt (architectural) shingles in the brown, gray or black color family, (pre-approved colors) all you need do is fill out an application form and provide the shingle specifications, color name and roofing company. If you are using a different material or color you need to submit a complete application, including pictures of your home, manufacturer's product literature, color sample, review fee and deposit.

 

Q. Does an applicant have to be a Deercreek resident or can a potential Buyer make a formal application?

A. A potential buyer may make a formal application as long as they comply with all of the submittal requirements.

Deercreek Home and Garden Club 

 

ON VACATION BUT KEEPING BUSY!

 

The Deercreek Home and Garden Club ended the year with a luncheon on May 28 that featured Audrey Burris from Belk. She talked about closet cleanouts, personal shoppers and accessorizing outfits. Several of the ladies brought in their own scarves for ideas on how to tie and drape them to make new fashion looks. It was great fun and we all learned something new.

Even though the Home and Garden Club doesn't have a meeting in July that doesn't mean that these women are not busy. Dena Grossman will still be searching the community to see who deserves to win the Deercreek Views Award. Mary Louise Seltzer, Faye Hyken and Jill Mountan will be deciding on the themes for the monthly meetings and Field Trips for the coming year. Carol Siegrist will be sending out cards to bring some sunshine to our members who are ill. Ellie Crain will be keeping an eye on the plantings at the Guardhouse. Patty Tomka is the Communications person in charge of keeping you informed about our meetings through the newsletters and the signboard. Suzanne Miklos and Judy Bendick will be planning the decorations for the next luncheon. The Golden Acorn Award committee will be meeting to collect the votes and determine the winner for 2013. This includes our new President Charlotte Johnson, and all of the winners from previous years.   Sandy Montgomery is still working with the Club as it implements a 5-year landscaping plan for the entry and public spaces. And that is just what is happening while we are officially on vacation!

 

We begin our new year on Tuesday, August 27 with the much-awaited Golden Acorn Award luncheon. This goes to someone that we think has made a difference in the Deercreek community and we do this to show our appreciation. Anne Klueppel and Lee Ann Phillip will be accepting membership dues for the new year. Our officers Charlotte Johnson, Cary Flynn, Rita Allen, Adele Kunzweiler and Pam Overbay will be setting up the Board Meetings and Committees. Mary Lou Roberts will be making calls to remind members of the meetings, which are normally held at 10 am on the 3rd Tues of the month. The committees for the Fashion Show (Cary Flynn, Maryann Grauwiler, Eileen Katibah, Cheryl C. Stokes & Camille Fowler) and the Appreciation Lunch (Sue Akel and Arlene McDermott) will have some time before they get in gear but I'm sure they are already making plans. Connie Davis did an excellent job on the Nominations Committee and we have a full slate of women who are committed to making the Deercreek Home and Garden Club a warm, welcoming and informative group for members old and new. Come and join us and let us know how we're doing!

It was difficult choosing the best garden view this month with so many attractive gardens in Deercreek Country Club this time of year. However, this beautiful landscape was among the best. Ti plants and variegated schefflera are the dominant focal point with dwarf oleanders, garlic society and zinnias interspersed throughout the garden. Two majestic live oaks entertain the entrance to this home along with crepe myrtles, viburnums, cabbage palms, bougainvillea, fountain grass and a corner patio ligustrum.

Thank You Deercreek for a Successful Diaper Drive!

 

 

 

A picture is worth a thousand words. This picture shows Mary Stelbrink's garage as she prepares to drive diapers from the DWA Diaper Drive to Wolfsons Children's Hospital where they will be available to anyone who needs them. The kindness and generosity of the Deercreek community are very much appreciated by Wolfons Children's Hospital.  

 

 

DWA Spotlight on Charity:

Bag Ladies

This month we are featuring the "Bag Ladies."  It was started by a group of women at Lakewood Presbyterian Church in Jacksonville.  It began when a church member's daughter found herself at the Hubbard House, Jacksonville's domestic abuse shelter.  While there with her two young children, she saw a need for basic essentials such as towels and toiletries.  Her mother, with a group of other church ladies, including DWA past president, Debbie Wallace, began the "Bag Ladies."   Every month they gather at the church to sew colorful tote bags, and then fill them with towels, donated toiletries, books, flashlights, a beanie baby, and a home made pillow.  Their goal is 45 a month. To date they have donated over 3000 bags to Hubbard House.  Other churches and organizations have heard of their mission, and have started forming their own groups of "Bag Ladies." This will be the second year we have supported this wonderful local charity. For more information, contact Jan Malick at JanMalick2@gmail.com .

Sports Beat - Howard Sheffield

 

 

Deercreek resident Howard Sheffield likes to golf. That is no surprise because his handicap is a 2.8 index. I play golf too, so I know that is really good!  

 

 

Mr. Sheffield started playing golf when he was 13 years old. He played in both high school and college. When his children were little it was harder for him to get out on the course. Now, he plays once a week or more if he's practicing for a tournament. He plays in tournaments at Deercreek and around Jacksonville. In fact, he has won 3 of the last 4 Deercreek Club Championships.  

 

He also plays in the City Club Championship, the Gate North Florida PGA, the JAGA City Senior Championship and the JAGA Match Play Championship. In the Gate Senior Championship he has placed in the top 12 for the past 3 years.  

 

Mr. Sheffield admires people like B.K. Choi and Emily Tillo, who share his dedication to golf. In 2009, probably the coolest thing happened to him on the course. On hole number 7, he holed his shot from 110 yards out. I'm sure you'll see Mr. Sheffield out on the course!
