Tenants who wish to pay their rent on-line may do so by logging on to the Tenant Portal.  One-time payments may be made by credit card or checking account draft (convenience fees apply).  If you set up Auto Pay with your checking account, the convenience fee is waived.  If you do not have a login for the Tenant Portal, click the SIGN UP button on the Tenant Portal and fill out the requested info.  Login information will be e-mailed to you.

It took a while, but it appears that Spring has decided to join us.  We would like to take this opportunity to thank you for working with us.  Referrals are our greatest compliment, and we thank you for referring your friends, family and colleagues to us.

 

In this issue, we are featuring helpful energy saving tips for your home, and tips for submitting maintenance work orders and emergency work orders after hours. 
Energy Saving Tips

 

Searching for ways to save on your energy bills? We found this article that is chock full of ideas:   

  • Consider plugging all your entertainment equipment into a power strip which, when switched off, will eliminate any standby draw from these devices. This also has the added benefit of protecting your equipment from possible power surges.
  • For computers, keep them in "sleep" mode when not in use or turn off completely. Contrary to popular beliefs, turning a computer on and off is not harmful. Depending on how you use these electronics, they could add up to about 20 percent of your energy bill.

  • Using new lighting technologies can reduce lighting energy use in homes by 50 to 75 percent. Compact fluorescent lamps (CFLs) are the most common energy efficient bulbs on the market. They only use about one-quarter of the electricity compared to standard incandescent bulbs.
  • During daylight hours, take advantage of natural light instead of artificial light. You will feel better and you will save money too.
  • You can also save money by installing timers to reduce the amount of time your lights are on.
  • Never use extension cords as permanent wiring. They should only be used with portable appliances and plugged directly into an approved receptacle, power tap or multi-plug adapter.
Report Work Orders by Phone 

 

If you have a Work Order issue to report, please call the office at 734-287-6619. Placing Comments/Conversations on the Tenant Portal is not a reliable method of communication. Unfortunately, we can't disable this feature, so we ask that you take note of this issue and instead direct your questions to us via telephone.

 

Work Orders should be reported by phone during regular business hours Monday - Saturday.

Emergency Work Orders

 

If you have an emergency issue that requires immediate attention after regular business hours, you may call emergency maintenance at 734-287-6619.
  
Please take steps to address the issue:
  • If you have a leak in your home, please look for main valve and shut it off so there is no further damage.
  • If your bathroom is not useable and you have another bathroom, please report the issue during regular business hours.
  • If you have an electrical or gas problem, please call your service provider first.
  • Water leaks can damage furniture and personal belongings. Make sure to secure your items by covering, moving or placing something over them for the water to drip in. We are not responsible for the damages.

Here are examples of emergency issues:

  • FIRE ***CALL 911 FIRST***
  • BREAK-INS ***CALL 911 FIRST***
  • NO HEAT
  • MAJOR WATER LEAKS/BROKEN WATER LINES
  • BACKED UP SEWER LINES

 

All other items should be reported during regular business hours.
