The winter months can be a drag, but here at Garner Properties, we have been too busy to notice.  We launched our new Business Development plan; we launched our new customer service and communications campaign; our Showing Agents are busier than ever; and we are continuing to raise rents.

 

This issue will give you a full year's look at owner draw dates, information about how to protect yourself from tenant lawsuits, and a REMINDER TO DETROIT HOMEOWNERS regarding property tax appeals.

Are You Protected? 

 

We are seeing an upward trend in owners being sued by their tenants for seemingly minor things.  Does being sued because the carpet was loose at the top of the stairs sound excessive?  Regardless, lawyers are advertising on television that they will help tenants sue their landlords for just about anything.

 

If you own your home without the protection of a business entity (i.e. LLC), your personal accounts and assets are vulnerable to lawsuit damages. 

 

We have partnered with the Law Offices of Aaron D. Cox, PLLC to assist owners with creating a business entities to protect their personal assets and accounts.  Fees start at $350 plus costs (estimated at $50).  In the long run, spending $400 isn't much if it can potentially save you from losing everything.

PROPERTY TAX APPEALS - NOW IS THE TIME

 

ATTENTION OWNERS OF PROPERTIES IN DETROIT: Tax assessment letters have been mailed out.  If you feel that your property taxes are too high and your property is located in Detroit, you must start the appeals process by FEBRUARY 10.  If you miss this deadline, you won't have another opportunity to appeal until 2014.
