To celebrate the new year, Garner Properties & Management is happy to announce our new pricing structure.  What's the catch?  There is no catch.  We will deliver the same level of exceptional customer service, backed by an unrivaled pricing structure.  Read on for more information, and call us to learn about how you can get the same comprehensive and professional management for your properties for less than our competitors are able to offer.

The GPM Pricing Structure

 

Let's just put it out there for you.  Below is our pricing structure as it is advertised on our website.  We have no reason to hide our pricing structure, just as we have no reason to hide our exceptional customer service and dynamic range of professional services, including full property management services, dedicated client services department, full real estate services (including buying and selling), business consulting services for your investments, and rehab services.

 

Management Fee: Management Fees are calculated on a graduated scale according to the rent amount and the amount of rent collected.

SINGLE FAMILY

* Rent amount less than or equal to $850/month - 7% of collected rent

* Rent amount from $851/month to $1200/month - 6% of collected rent

* Rent amount greater than $1201/month - 5% of collected rent

MULTI-FAMILY

* 6 units or less - 7% of collected rent

* 7 - 35 units - 6% of collected rent

* 36 or more units - 5% of collected rent

Flexible Set Up Fees: Choose the best plan for your budget:

SINGLE FAMILY

* Up Front Set Up Fee - One time set up fee of $550 for each vacant property and $200 for each occupied property.  There is a $550 fee for each property that is re-rented after a vacancy. Other marketing fees may apply; or

* Commission Set Up Fee - No fees collected up front. When your property is rented, the first months rent is collected as a rental commission. This commission will also apply when the property is re-rented after a vacancy. Due to marketing restrictions, this option must be used for condos and any property with a monthly rent in excess of $1,000;

MULTI-FAMILY

* Rent up Commission - No fees collected up front.  When a unit is rented (or re-rented), the first months rent is collected a a rental commission.

Lease Renewal Fee: $100 is charged when the tenant renews their lease.

Administration Fee:A 10% fee is applied to all expenses paid by Garner Properties on behalf of your property.

We do not charge a monthly "vacancy fee"; and

We do not keep late charges.

At Garner Properties, we live by Customer Service.  So much so, that we have distributed our Mission Statement, Values, and Service Expectations to our staff in the form of a desk cube.  This 3" photo cube, which sits on each employee's desk, reinforces our Core Values: Innovation, Integration, and Dedication, as well as our Service Expections, such as commitment, accountability, quick response time, seizing the opportunity to "wow" the client, doing the right thing, ignoring the noise, respect, fostering great ideas, fun, and teamwork.

 

We reinforce these values and expections because our company is growing.  Over fifty years ago our company was founded on the very same values and expectations.  As our company grows, we never want to lose sight of our founding principles, which could easily become diluted with more employees, more clients, less time, and more work.

 

With our new Pricing Structure, we plan on delivering the same exceptional Customer Serivce backed by the most competitive fees in the industry.

 

Our Mission Statement is to maintain profitable investments for our clients by providing innovative business practices, integrated management services, dedicated customer service; and to enhance the tenant experience by delivering well maintained homes and impeccable customer service.
