November is always a busy month here at Garner Properties as we prepare for winter.  In this issue of the newsletter, we have important information about the winterization of vacant properties, fall cleanup of vacant properties, information about water bills for those of you who pay them on your own, and the upcoming tax appeal season.

 

Let's also remember that we are entering the holiday season (maybe you've noticed that the retail stores are starting the holiday blitz). For Thanksgiving, we are thankful for our partnership with you.

Water Bill Update

 

If you pay your own water bills and then send them to us for reimbursement from the Tenant, going forward, once you've paid the bills, please send them to [email protected] for processing.

 

If your water bills come to us for payment and reimbursement, the process has not changed.

Winterization of Vacant Properties

 

The winterization of vacant properties starts in November.  We follow HUD guidelines to ensure that plumbing supply lines and fixtures are not damaged by frozen water. Winterization includes a thorough and complete draining of the plumbing and heating system; non-toxic anti-freeze added to all of the plumbing traps and fixtures; and toilets and sinks tagged. The fee for winterization is $125.

 

WE WILL PROCEED WITH WINTERIZATION UNLESS WE ARE NOTIFIED THAT YOU DO NOT WANT THIS WORK DONE.  If you would like to Opt-Out of vacant property winterization, please contact Client Services as soon as possible.

Fall Cleanup of Vacant Properties

 

Fall Cleanup of vacant properties is underway. The fee for fall cleanup services is $75 - $125 based on the size of the yard.

 

This is a special service and is not part of standard seasonal grass cutting. If you are a Help-U-Rent client, or if you require approval on maintenance, please contact Client Services as soon as possible to order fall clean up services for your vacant property.

 Property Tax Appeal Program 
Look for your property tax statements in the new year and don't forget that Garner Properties & Management, in conjunction with The Law Offices of Aaron D. Cox PLLC, offers a property tax appeal program to assist our clients through the sometimes-daunting appeals process.
