Old FL style home, PGI
|
This beautiful single level home is built in the Old Florida style complete with Bahama shutters (to keep out the heat), cupola (for air flow), fish scale shingles above the front entry (for interest & texture) and horizontal lap board siding. Even though the look is old school, the products are updated. The siding is actually constructed of "hardie board" - a fiber cement product that is low maintenance and engineered to perform in local climates.

Garage & Driveway View

The three car garage offers plenty of storage and the large semi-circle driveway leaves plenty of space for guest parking. To top it all off, the metal standing seam roof completes the look of the Old Florida style.

6 Burner Gas Range
|
Our clients often ask for gas ranges or cooktops and then perhaps a gas barbeque for their Summer kitchen. When the topic comes up, I like to discuss the other options that are available when thinking gas for cooking. Why not also consider LP gas for a fireplace, tankless water heater, firepit, dryer, pool heater and

generator? Gas is safe, eco-friendly, reasonably priced and offers faster cooking times and more even temperatures. Large tanks are buried, so the "eyesore" factor is eliminated and if included in the plans at the start of construction - when the walls are open - lines can be run overhead through the attic and into the walls (just like the electric and plumbing) to each of the appliances. Only an appliance on an island would have to have the gas line installed under the slab. |
Gas BBQ

When it comes to gas barbeques, I like to have them installed with a 20' gas line to facilitate moving them to eliminate smoke building up under a lanai when the wind changes. This, of course, is for freestanding units rather than built in models.
Since so many homeowners are aware of the challenges of power outages after major storms, adding a house generator has been high on many "must have" lists when buying a home. When included in the initial build, a generator can be incorporated in the plans and will help to determine the size of the generator and LP tank.
The only visible part of a buried tank will be a small (1 foot) round area for the fittings, gauge and regulators. In Charlotte County the tank must be a minimum of 10' from the house and 10' from the property line. In Punta Gorda, because of the narrow lots, the distance to the property line is 3.5' and still 10' from the home. In either case, an above ground tank would have to be fenced and landscaped. Tanks can be leased or purchased and price depends on the size. An interesting option is to have a remote gauge installed that sends usage information back to the gas company. This eliminates guessing about how much gas is

still available and saves the company unnecessary trips to your home. If gas cooking is high on your list, then using gas to its fullest potential might be a good choice for your other appliances, too!
