John Melillo and Bill Platt started Melillo & Platt Land Surveying in 1996 in Punta Gorda. John, a licensed surveyor originally from Connecticut, and Bill, a native Floridian who traveled extensively throughout the country, met here and quickly became friends. Friends soon turned to business partners, and according to John "each has skills that compliments the  other". Bill received his surveyors license in 1997.

  

Over the years, the biggest

change for the profession has been the use of technology for the varied aspects of surveying. Many companies use laser levels, and GPS (which is great for large scale jobs that cover miles of land) but Melillo & Platt find that hand instruments work better for the smaller residential lots of our area.

 

John & Bill both do the surveys, 
while John does the drafting and still does it by hand rather than using a CAD program. He loves what he does and considers it an art.

 

They've built their business on attention to customer service and word of mouth referrals. Ask any of their clients (including local title companies, banks, builders, realtors and private individuals) and you're sure to hear good things about Melillo & Pratt Land Surveying!

What Goes Into a Million Dollar Home?
  
People always ask me that question...Keith Towles 
Prospective clients and even friends or acquaintances are curious as to what the difference is when comparing a home in the $500,000 range to a TowlesCorp $1,000,000 (or multi-million dollar) home...
  
It's not just about the size of the house, because homes of equal square footage can have a large difference in price, but it is about what goes into the construction (behind - as well as in front of - the walls), how the project is run, the quality of the products used, the details (both decorative & functional) and the experience and expertise of the various subcontractors.
  
I, personally, oversee every project to insure quality from start to finish. We have a well established team that works together to make sure that each of their components meshes seamlessly with all the others. There may be challenges during construction, but we limit their impact by addressing them immediately to the satisfaction of our homeowners.
  
Not all contractors are created equally. TowlesCorp has built many million dollar homes in the Charlotte County area. Everything is included in our contract so there are no surprises at closing. This past year we have been spotlighting our subcontractors in this newsletter. Now we are also going to highlight some of the features that make the difference in a TowlesCorp home.

Anatomy of a 
Million Dollar Home!

 

The Survey 

 

Over the 20 years that I've been in the construction industry I've noticed that one of the main challenges that clients face is sticker shock at the closing table when it comes to fill dirt and courses of block used to build their home at the proper elevation. It's amazing how much dirt & concrete cost!

In order to raise a home to the proper flood elevation, we first have to know the elevation of the existing land and then build the stemwall (rows of concrete blocks) to the recommended height for the slab. Other builders may offer an allowance in their contract and inevitably it will not be enough to cover the costs - sticker shock at closing! 

 

At TowlesCorp, we have the land survey done at the very beginning so we know (before we write the contract) exactly what the costs will be. This is an upfront cost to the homeowner, but even if they decide to contact another builder, they will be able to use their survey to get an accurate quote.

 

The survey also allows us to design the home to get the best use of the land, especially with an odd shaped lot. In PGI there are many lots that are narrow on the street side and wider on water's edge (or sometimes the reverse is true). By having the survey, the architect can design the plans to take full 
advantage of the space within the legal setbacks. All in all, it's a win-win situation for the homeowners!
