| 2013 WCBA Expo Update|

The 2013 WCBA Expo is less than a month away, so if you haven't registered, do so as soon as possible. Don't miss out on this years Expo as it will be one of the best! The date is February 15-17, 2013 at the Washington County Fair Park Pavilion.
We currently have Seminars set with local building inspectors from various Washington County municipalities, Elsa Sanchez (manufacturer representative from James Hardie), and Virginia Wick from A Cappella LLC (a certified interior decorator) to name a few.
New this year, will be our landscape display with the Belgard trailer and a few local landscaping companies to complete the display. We will also be doing face painting, and the bird house builder for the kids. On Friday night, we will have an exhibitor's banquette with food and drinks provided.

Builder's Market Update

With the elections behind them, Americans are once again left to watch and wonder in tentative anticipation which direction the markets will turn. Uncertainty remains the predominant mood. But one thing is certain. Regardless of any particular election results, history suggests that the housing market will get better - eventually. It's not a matter of if, but only of when. Only time will tell how long it will take for a full recovery, but in the mean time certain indicators can help us gain a glimpse into some interesting trends. By studying housing statistics, we can begin to see how new market trends take shape in the midst of a depressed economy. The following information from the U.S. Census Bureau reveals some interesting changes regarding the size and cost of new homes during our economy's struggles over the past several years. Not surprising, a "smaller" economy has ushered in an era of smaller homes at smaller costs
The U.S. Census Bureau released its annual report on new housing built in 2011. Here are some of the highlights featured in Random Lengths:
* The average single-family house completed was 2,480 square feet compared to the average of 2,392 square feet in 2010. The average square footage of multi-family units built was 1,408.
* 39% of single-family homes had four or more bedrooms, 48% had three bedrooms and19% of single-family homes sold had a three-car or larger size garage.
* The average sale price of a new single-family home was $267,900 compared to $272,900 in 2010, $270,900 in 2009 and $292,600 in 2008.
* The average price per square foot for new single-family homes sold was $83.38. Regionally prices were: $111.37 in the Northeast, $96.12 in the West, $87.53 in the Midwest, and $76.73 in the South.
* 62% of all new single-family homes sold were financed by conventional loans compared to 58% in 2010 and 62% in 2009. Loans financed by FHA-insured were 20% in 2011, 25% in 2010, and 24% in 2009.
* The average lot sizes were 16,663 square feet for all new single-family homes, 15,616 square feet for new homes in metropolitan areas, and 28,768 square feet for homes out of metro areas.

As the New Year begins as membership director I am very encouraged by not only the renewal of memberships by the existing members but also the interest of new members joining the WCBA. Everyone I have called as been very receptive to the changes the WCBA board and its staff have been implementing with seminars etc. Thanks to all of you who have renewed their membership and to the new members. I look forward to the Home Expo February 15-17 and greeting all of you there.

If you were a vendor of the EXPO consider coming to the meeting to not only express your opinion about the EXPO but to also network with fellow business owners & associates, have a great meal and learn about Wisconsin's Lien Laws and how they relate to the construction business.

WCBA Board Meeting Minutes
Thursday, January 10th, 2013.
Conference room at Cobblestone Builders
Call to order 5:10 p.m.
In attendance: Dirk Wildt, Matt McCabe, Dave Spooner, Jeff Feyer and Stevie Mistele-Wildt.
No quorum in attendance.
Treasury Report: $11,291 in checking balance. $3,960 in membership dues revenues received between 12-12-12 and 1-10-13. Jeff Feyer moved to approve financial report, Dave Spooner second. Approved.
Stevie Mistele-Wildt provided a Holiday Party report. Forty-five attendees already registered as of 1-10-10. Major sponsor is West Bend Electric. Cobblestone Builders and Uptown Auto are
is a table sponsor.
Event to proceed on Saturday, January 19th at Historical Society location. Cocktails at 5:30 p.m. and dinner at 7 p.m.. To offset the use of the space, the Historical Society will take volunteer services in trade. Work is needed at two areas within the building. Volunteers who assist with this needed work at the Historical Society will be recognized by the Historical Society. Holiday party attendees will be asked if they are interested. If no takers, Matt McCabe and Tom Bohn will look into the work needed.
Matt Mccabe gave Education report. Half-day seminar worth 4 UDC points set for Wednesday, January 16th at MJ Stevens. Seventeen attendees are registered. Plans for a future half-day event are in the works. Possible date of Wed., March 27th at Cabela's is shaping up.
Dave Spooner gave Membership report. Membership is up by 20% since same time last year, nearing 80 members.
Dirk Wildt presented Radio package report, detailing a comprehensive promotional offering to be made available to WCBA members pending approval of a quorum vote.
Dirk presented an invoice submitted by WCBA accountant for discussion. Board members agreed to get a third-party opinion from outside professional before responding. Also, Dirk was awaiting a return call from accountant as of this meeting time.
Dirk reported on the WCBA Scholarship Fund. General discussion regarding scope and direction were had. Discussions tabled until full board (quorum) is next in session.
Dirk provided report on WCBA insurance and Bylaws. Directors and Officers Liability Insurance was renewed for 2013. Existing Bylaws were reviewed and appropriate changes were earmarked for consideration for adoption by next full board (quorum) meeting. Before ratifying same, all WCBA members will be sent a copy of ratified Bylaws for consideration. Opportunity will be provided for input by any and all members before implementation by the board.
