Sure enough; Spring is here!
Did you know the new year was originally celebrated in March and early April (and still is in some cultures). When the Gregorian Calendar was adopted by many countries, the date was changed to celebrate the new year in January. Anyone who failed to adhere to this new structure was considered an "April fool."
Well no foolin' it's time to Spring forward! Time to change your schedule, your wardrobe, and maybe your geography??? This market is heating up like the weather so make your choice while there is time.

A Great Time to Buy
Sanibel and Captiva are unique real estate markets that require a unique and seasoned bank and loan officer. The typical buyer for the islands is usually extremely qualified and requires a special attention to the details of what they want financially with their new home or condo purchase. There are nuances to the homes and condo's that are best addressed by a local bank that is familiar with the properties.
For example some of the condos have resort
characteristics that most banks are not familiar with and may have trouble financing. As a local lender we know that we need the portfolio money of our depositors to fund these fantastic and well managed high end properties. The lending programs available are fantastic and offer great interest rates. We know all about the insurance requirements for both single family and condo properties. We also can offer the special programs needed like cross collateralized loans, construction loans and Jumbo financing. The approval process is more streamlined and once we obtain the necessary documentation we are able to close loans within 30 days or sooner.
Most of the island home buyers live in other areas of the country and typically need to apply for their loan through e mail and over the phone. This should not be a concern, we are accustomed to managing the processing remotely. We work with local insurance agent s and title companies to coordinate an on time closing. The closing documents are sent to the buyer overnight delivery or even through e mail. All the buyer needs to do is have a notary witness some of the papers and have the closing funds wired to the title agent and the purchase is complete.
It is a local saying that the Southwest Florida market is the first one in a tough economy and the first one out of tough economy. Our local real estate market is definitely out of a tough economy. Home prices are steadily appreciating and inventory on the Islands is low because of the demand for real estate. This is a great time to buy with properties priced right and strong appreciation potential.
Interest rates remain at record low levels. Many of the experts believe they should remain low for a majority of the year. The main thing to monitor for rates is inflation. Any indication of inflation and rates will start to move quickly. The Fed has pumped a lot of money into this economy in the form of bond purchases and as that buying ceases the risk for inflation kicks in. In the short term rates should remain low, however I have been advising my clients to lock their rates and take advantage of this windfall of savings.

ABC Dinner and Auction Returned to Captiva Civic Center
The Captiva Civic Association returned to its newly renovated and expanded Civic Center to host its biggest fund raiser, the ABC Dinner and Auction.
$168,200 was raised by the organization, which
administers a scholarship fund aiding more than thirty-four students who are residents and children of Captiva public service employees with post secondary educational expenses, and provides a home to the Captiva Memorial Library and Captiva Island Historical Society.
