De-cluttering for Faster Sales Results
We've all heard it! Not just here in SW Florida, but everywhere...If you want to sell your home quickly, and for top dollar, before you put it up for sale, you must de-clutter! Well, what exactly does that mean? Here are a few examples of de-cluttering, and why it is an important first step in preparing your home for sale.
All of us have "stuff" and most of us have "too much stuff!" De-cluttering is the process of removing the "stuff" in your home you can (at least temporarily) live without. Why? Well, open space, organized closets, and an empty drawer or two, help buyers see that your home offers plenty of room for their "stuff!"
The same can be said of furniture and accessories; less is more when you are preparing your home for sale. So, for example, eliminate furniture that disrupts the natural flow of traffic thru your home. You may LOVE that large recliner for watching late night TV, but if it's gone, buyers won't have to walk around it, and your room will look more spacious without it! Or, if your bedroom feels or looks crowded, and has both a dresser and a chest of drawers, consider moving one of them to storage (filled with the clothes you can temporarily live without) to make the space in the bedroom more visible to potential buyers!
Pack away family photos, extra toys, and most of those collections you love, that will just distract your buyers while they are touring your home. Clutter-free counters in your kitchen signal to the buyer that there's plenty of cupboard space. The same is true in bathrooms.
In living rooms, great rooms, and offices, built-ins and bookshelves should not be full. Keep a few carefully chosen items to accessorize each space. Here on Sanibel and Captiva, a few beautiful shells, an orchid, and your wall art, might be just enough to accessorize a living or dining room.
With our wonderful weather and beautiful outdoor surroundings, many Sanibel/Captiva buyers are looking for outdoor living space and storage. Don't make the mistake of filling your deck or lanai with the extra furniture you've collected from the rest of the house! Make sure that your garage, storage locker and under-home areas are mostly empty, neat and clean. Lots of empty storage area will help potential buyers see where their bikes, kayaks, swimming pool noodles and beach chairs can be stored! If possible, find an out-of-sight spot for garbage cans and recycle bins, so that they don't detract from the curb-appeal of your home.
De-cluttering is an important first step in preparing your home for sale, but some times additional work is necessary. Look at your home, with a buyer's eye. Is the paint fresh? Will the color appeal to most buyers? Are the best features of the home accentuated and the potential problems minimized? If you have questions about your home (or condo) please contact me. 5 cups shredded mustard Asian (spicy) greens
