Prologis' one million SF Tracy  facility - a lure for Silicon Valley? 

    A lot of hoopla surrounded the November 6th groundbreaking of the first structure at the new International Park of Commerce in Tracy by Prologis (NYSE:PLD), the global leader in industrial real estate.     And rightly so.  

   This first building will be one of the most advanced of its kind in the United States and is designed for the demands of today's customers.  It's being constructed to LEED standards, will have sustainable landscaping plus will include 40-foot clear height and significant vehicle and trailer parking with extended staging lanes.
   The International Park of Commerce will be one of the largest logistics centers in northern California, with a potential build-out of 20 million square feet.

It will be San Joaquin County's  closest logistics park to the Bay Area, offering facilities in a range of sizes and will serve 7.2 million people, three international airports, the ports of Oakland and Stockton, as well as BNSF and UP intermodals within a 60-mile radius.

A November 7th article by San Francisco Chronicle writer Andrew S. Ross, says this business park is "sowing tech seeds in the central valley."
  Sowing tech seeds? 
  Ross's story says:

   "But the Prologis International Park of Commerce, as its name implies, has bigger ambitions. In addition to shuttling online-purchased goods from a transportation-rich base just 60 miles from San Francisco, as part of its master plan it envisions uses including high-tech manufacturing, final assembly and related commercial activities. Tens of thousands of new jobs, in various skill levels, can be expected.

  'We're building the premier industrial park in Northern California, if not the West Coast. And we're building it on the biggest chunk of land closest to the Bay Area,' said Scott Lamson, head of Northwest operations for Prologis."

  San Joaquin Partnership President & CEO Mike Ammann thinks this project is a significant marker on San Joaquin County's road to economic recovery.    

  "I think we'll see a continuing flow eastwards," says Ammann citing what's already come over the hill: Amazon, Tesla, and even the Google barge.

   "And those are the big names - there are smaller companies who have decided that the advantages  of San Joaquin County - available land and facilities more reasonably priced than the Bay Area, as well as  the incredible transportation network and a skilled workforce that frankly, is tired of the daily commute and ready to work where they live."

  Ammann takes that message each week to the Partnership's Silicon Valley office and  people are starting to listen.

According to Ross's story,

 "It does make sense to speak of the Greater Silicon Valley," said Russ Hancock. president of Joint Venture Silicon Valley in San Jose, who consults with Amman "We're adjacent regions. The Bay Area is highly problematic in terms of costs, while the Central Valley has land, a hospitable policy climate, and labor.

"We've been talking about it here, and talking to companies about what the Central Valley has to offer. The tech formula works."

NEW SAN JOAQUIN PARTNERSHIP MEMBER CSU STANISLAUS UNIVERSITY EXTENDED EDUCATION PROVIDES OPPORTUNITIES FOR BUSINESSES AND INDIVIDUALS

   Even with more than twenty years of work experience, Merian Japlit knew that wasn't enough if she wanted to take her career to the next level.

   "I know I need to keep up with the emerging issues to remain current in today's highly competitive, global and regulated environment," Japlit said. "The economic recession, high unemployment and the decline in the job market signaled the time for me to pursue an advanced degree."

   Japlit started searching for Master of Business Administration programs and found the Online MBA program at California State University, Stanislaus fit her busy lifestyle, as well as her employer's accreditation requirements for tuition reimbursement. All three of CSU Stanislaus' MBA programs are accredited by the Association to Advance Collegiate Schools of Business (AACSB) International - a recognition earned by less than 5 percent of the world's 13,000 business programs.

   "The Online MBA program worked well with my very hectic work schedule and family commitments," Japlit said. "I enjoyed the flexibility and accessibility of the program. Balancing family life, career and graduate studies is very challenging, but the Online MBA made it all feasible."

UEE is a branch of the University that serves the Central Valley with innovative and non-traditional programs that offer university degrees, certificates, specialized training and services.

  In collaboration with university and community partners, programs offered through UEE are designed to increase accessibility to students to meet the existing and emerging educational and workforce needs of the region.

Time is Running Out to Receive Enterprise Zone Tax Credits!

 


DON'T LEAVE MONEY ON THE TABLE!

 

To All Enterprise Zone Businesses,

On December 31st, 2013 the California Enterprise Zone Program came to an end, ending 20+ years of success in San Joaquin County. It is VERY IMPORTANT that businesses are aware that while the EZ program has ended, the opportunity to obtain Enterprise Zone Hiring Tax Credit Vouchers has not! Time is of the essence! Businesses have until December 31st, 2014 to apply for and receive Hiring Tax Credit Vouchers for any qualified individual hired prior to January 1st, 2014. At this point, applications must be received by December 1st, 2014 to guarantee that they will be processed by December 31st, 2014. Applications will be accepted after December 1st, however fees will not be deposited unless the applications are processed. If the applications are not processed by December 31st, 2014 then the fees will be returned.

 

Businesses that obtain Hiring Tax Credit Vouchers will still be able to accrue the tax credits for the full five years from the employee's date of hire. All credits will carry forward for 10 years commencing January 1st, 2014 or from the date which they were earned, whichever is longer.
