Project - Site Development

Applied Plastics Manufacturing Facility

GEC is in the final stages of completing a new 18,500 square foot medical manufacturing facility in Norwood, MA. Our client, Applied Plastics, needed to expand its current manufacturing facility to meet growing international demand for its product lines. GEC provided a turn-key development package which included Phase I site assessment and site development recommendations. We also assisted in the purchase of the property and managed the subdivision and site plan approval process through the Planning Board, and the complicated wetlands permitting and mitigation planning approval through the Conservation Commission. The work was done within the riverfront area of Hawes Brook and adjacent to Town Conservation land. GEC developed an environmental mitigation plan to restore an earthen dam and flume system, for providing 8,000 square feet of new wetland vegetation, and for implementing various dam safety features. The project was developed to the highest energy efficiency design standards and included four geothermal wells; GEC handled the permitting and oversight of the geothermal well installation.

GEC managed all site development tasks for the design, approval and installation oversight of all sub-surface and stormwater treatment systems. GEC conducted and documented the required site inspections for compliance with the wetlands permits and the EPA Stormwater program. GEC also oversaw the site civil work, including sewer, water, gas and electrical utilities installation and landscaping. The construction site work was performed under a construction Release Abatement Measure (RAM) Plan in accordance with the Massachusetts Contingency Plan (310 CMR 40.0000). GEC also filed a Partial Response Action Outcome (RAO) / Permanent Solution, with a Notice of Activity and Use Limitation (AUL) for the property, with the Massachusetts Department of Environmental Protection.

GEC helped obtain final occupancy permits and certificates of compliance from Norwood. GEC also assisted the client in obtaining Brownfield tax credits and Development Improvement Financing for job creation in a targeted redevelopment district. Please call Brian Donahoe, VP Engineering, at 781-356-9140, ext. 114, if you would like GEC to assist with your next site development project.

GEC features a diverse set of environmental expertise, including site development, Phase I site assessment, due diligence, MCP and EHS compliance, auditing, Brownfields, wastewater, stormwater, wetlands, Licensed Site Professionals, and risk assessment.  If you have any questions, please give us a call.
