I awoke this morning to snow on the ground. Not much, just a dusting, but it was enough to remind me why Vermonters never plant our gardens (or window boxes) until the Memorial Day weekend!

In more positive news, let me remind everyone that Memorial Day weekend is the perfect time to kick off your summer and there will be activities to please everyone . . . ranging from Vermont's Open Studio weekend to the onset of Weston's historic walking tours and I can only imagine the treasures you'll find as you travel around and visit tag sales galore!

Late May and early June is also the time of year when we realtors are busy working on new listings and tying up loose ends and settling sales and closings from the spring months. Keep your eyes out on this newsletter and our social media sites for lots of new listings in the next few weeks. Mary Mitchell Miller Real Estate has been quite busy and we're looking forward to a productive summer.

MAJOR Weston Road Closure this Summer
This summer, VTrans is planning to replace a bridge on Route 100 in Weston, located approximately 1.1 miles south of the intersection of VT Route 100 and VT Route 155 and in the area of Felton Road in Weston. According to the Agency of Transportation, the existing bridge is "substandard" and structurally deficient. The new bridge will meet current design standards and is expected to have a service life of approximately 80 years.
During construction, Route 100 in the immediate vicinity of the bridge will be closed for approximately 21 days in June and July. The closure will start on June 3 and reopen on or before June 23, 2016. A proposed schedule follows:
  • May 17-June 2: Alternating one-way traffic 24-hours a day controlled with traffic lights.
  • May 28-30: Two-way traffic over Memorial Day Weekend
  • June 3-23: Bridge will be CLOSED starting at 6 AM on June 3rd
  • June 24-July 8: Alternating one-way traffic from 7 AM to 9 PM only
  • July 4: Two-way traffic on July 4th
  • July 9: New bridge open to two-way traffic

Market Update - Vermont Real Estate Statistics

First quarter 2016 housing reports are now out and it appears that Vermont's real estate market is ready for an uptick in activity. Prices are still down, but sales are starting to creep back up . . . so that's a start!
 
According to Vermont REALTORS, "Employment figures are positive, wages are going up and employers are hiring. Consumers are holding for the right deal, even in the face of extremely low mortgage rates. As seller and builder confidence increases, we should see more activity in Q2 2016. The second quarter tends to rank as the best time to list a home for sale. But if inventory stays low, it will be difficult to sustain sales increases in year-over-year comparisons. Prices are seemingly not so high as to stall the market completely. Demand is present but an abundance of choice is not, and therein lies the rub."
 
Statewide:
  • New listings (for March): 973, a 13.7% increase over March 2015
  • Closed sales (for March): 411, a 4.6% increase over March 2015
  • Total houses listed for sale (as of March 31): 6571, a 7.9% decrease over March 2015
Bennington County (including Landgrove, Peru, Winhall, Manchester and Dorset)
  •    New listings up 32.7%
  •    Closed sales down 16.1%
  •    Homes for sale down 1.8%
  •    Months of inventory on the market, approximately 20 months
Windham County (including Londonderry, Windham, Jamaica and Stratton)
  •    New listings down 21.1%
  •    Closed sales down 24.6%
  •    Homes for sale down 6.5%
  •    Months of inventory on the market, approximately 16 months
Windsor County (including Weston, Andover, Chester and Ludlow)
  •    New listings up 15.5%
  •    Closed sales down 7.9%
  •    Homes for sale down 12%
  •    Months of inventory on the market, approximately 17.5 months
