In the Okanagan we have a mountain pass known as the connector. It connects Highway 97 to the Coquihalla Highway and on to Vancouver. Before the connector the old route, Highway 3, though scenic, was a series of curves and switchbacks. Yes you could get to Vancouver from Kelowna but it was a much longer, and a more tiresome trip.
As a Business Broker, I think of myself also as a connector. I connect Sellers of profitable businesses with Qualified Buyers, thus making the Selling and Buying process efficient and as stress free as possible for both parties.

THE IMPORTANCE OF THE BUYER PROFILE
Getting to know you!
As a Business Broker my #1 Priority is Confidentiality. On a daily basis we may receive 5 to 10 requests for information regarding businesses we have listed and advertised. We get inquiries from all over the world. Just this month, to name a few, we have requests from Australia, the Middle East, India, Germany and Texas and much closer to home from Vancouver, Alberta, Toronto, Winnipeg and quite a few from the Okanagan. When we first receive an inquiry they all look the same: Name, e-mail address and sometimes a phone number. At this point we have no idea who is just a curiosity seeker or a legitimate potential Buyer for one of our listings. 95% of all inquiries never buy and only 1 in 10 will move to the next stage of the process: completing a Non Disclosure Agreement (NDA) and Buyer Profile.
The three main reasons an business owner hires a Business Broker are:
- To assist the owner in establishing MPSP Value - Most Probable Selling Price.
- To maintain Confidentiality before, during and after the sale. Most successful business owners are very particular about employees, customers, suppliers, bankers, landlords, and competitors knowing their business is for sale. Information can easily be leaked during the selling process without procedures to protect Confidentiality.
- To qualify Buyers as to their financial capability and to find Buyers with relevant experience to successfully continue on with the operation of the business, particularly if there is vendor financing involved.
So where do we start? We start by replying to the inquiry with a phone call or an email explaining our process and requesting them to complete a Non Disclosure Agreement. A NDA is a promise to keep any details a potential buyer may receive Confidential. The NDA is just a start and without a signed NDA we will not disclose any information about a business. The next step is for us to gather information to determine if the buyer is qualified to purchase the business. And here is where it sometimes gets interesting, as some Buyers are reluctant to complete the Buyer Profile in any meaningful detail. Without a NDA and Buyer Profile, what assurance do we and the Seller have that the prospective buyer is serious and qualified. I say interesting, because I have noticed that serious Buyers with the means to purchase a business are the least reluctant to provide the information. It is generally the "curiosity seekers" who are most reluctant.
If you are serious about buying a business, be as thorough as possible when completing the Buyer Profile. The advantages in completing the Buyer Profile are many: First the Business Broker will give you priority and get you on the "A" list. Once on the "A" list you will receive the information you require to determine if the business you inquired about is suitable to meet your goals and objectives. And a good Business Broker can really help you in this process. If the Business you inquired about is not suitable, the Broker now has knowledge of other opportunities to bring to your attention. And some of those opportunities may never even get to the advertising stage at all, because in many instances we will search for a business based on the particulars provided by a buyer.
So when we, as Business Brokers , request this information from you, we are not being nosy or difficult, we are simply working to serve you well, by knowing your particular interests, objectives and financial capability, so that you can successfully find the right business.
