It has been a beautiful spring in Park City. The weather has been fantastic, sunny and warm with cool nights. The town has been busy but not too busy. The golf courses are in great shape and the mountain bike trails are in excellent condition up to mid mountain and higher. I love this time of year because the town is quiet and the weather is spectacular. The real estate market however has been busier than usual for this time of year. This is also good.

Now summer is just around the corner. There are so many things to do here in the summer time. There are lots of beautiful golf courses both private and public. The Municipal golf course is playing very well and the new Canyons course is due to open in September. The summer concert series is always a lot of fun. (Free Summer Concerts) It is nice to take a picnic, a blanket and enjoy a glass of wine and music with your friends. The Farmers market is a fabulous place to pick up the goods for the picnic basket. Main Street is always a highlight where you will find lots of great restaurants, a brewery, a distillery, the Park City Museum and a lot of fun shopping.

Fishing is a very popular thing to do at this time of the year. The Weber and the Provo Rivers each provide excellent fishing as well as the many lakes in the area. There are lots of lakes in the Uintah Mountains that are a lot of fun to hike to and they are full of different species of trout. If you are in to bass fishing you will like the Jordanelle Lake or the Deer Creek Lake and try Pineview Lake for Muskie. While you are at the lakes you might try water skiing or sailing. Park City now has a sailing club at the Jordanelle where kids of all ages can learn to sail.

People come from all over to ride their bikes both mountain and road. You will see people on bikes everywhere and why not? There are hundreds of miles of trails in and around Park City both paved and unpaved. You'll pass along mountain streams and beaver ponds or through pine and aspen forests where you might see moose, deer and elk.

LUXURY LIFESTYLE REPORT

The "Sotheby's International Realty Luxury Lifestyle Report" surveyed affluent consumers in the United States, United Kingdom, Brazil and China and found that the majority in all four countries are more likely to purchase a lifestyle property now than they were five years ago and to make a lifestyle property their primary residence. A WATERFRONT PROPERTY was the top choice for what they would consider purchasing next. A concurrent study of lifestyle search activity on sothebysrealty.com shows "waterfront" was the top lifestyle search on the website in 2013 at 42 percent.

The majority of affluent consumers in the United States, United Kingdom, Brazil and China also were likely to make a LEGACY HOME PURCHASE, which is a property intended to remain in the family or be gifted to children, with the highest percentages in China (93 percent) and Brazil (92 percent). A survey of Sotheby's International Realty network members revealed that more than half of respondents say their clients spend between $1 and $3 million for a legacy home.

In addition, the "Sotheby's International Realty Luxury Lifestyle Report" showed that earning a return on investment was a key driver for clients when purchasing such a property. Compared with five years ago, a majority of affluent consumers are more confident in the strength of the housing market in their country of primary residence, which they believe offers the best real estate value right now.

"Last year, we observed that the luxury sector led the overall market recovery, making insights into the purchasing behavior of high net worth consumers critically important," said Philip White, president and chief executive officer, Sotheby's International Realty Affiliates LLC. "Our findings confirmed what we have known to be true when it comes to the motivations and desires of these consumers: they are looking for homes that meet the needs of their varied lifestyles and that support their most precious asset, their family. These consumers also recognize the important role real estate plays in building wealth, and they expect to yield a return on their investment. In a testament to the health of the luxury market, they are more confident in their property's ability to grow their overall net worth."
