Common Mistakes Homebuilders Make with Land

As the home building industry kicks back up, builders are facing new challenges with their land positions and looking for opportunities. It's important at this time, especially as staffs are strained and stressed by the workload, to make sure you don't make hasty decisions on your land purchases. The bottom line in home building is that land is the bottom line. In order to be a high-performing company, a solid land strategy is essential.

 

Here are the most common mistakes I see builders make purchasing land. Avoid these, and you'll go a long way to putting yourself on solid financial footing.

 

1. Paying Too Much for the Land Purchase

 

Paying too much for the land purchase is always an issue for homebuilders particularly during such times as these when there is a feeding frenzy and land appears to be scarce. Builders begin to hoard land and bid land prices up. The land purchased may not fit the current product line the builder is offering or the price might move his home sales price out of the competitive price band forcing him to develop new product or reducing the sales velocity of the community. Builders should keep the emotions out of the land purchasing process.
