Builders Weigh in on Pricing and Labor Shortage Issues

With the residential market heating up, builders are beginning to experience cost increases in materials and labor that had been artificially suppressed during the downturn. In addition, builders are reporting instances of labor shortages among trades that are affecting scheduling and deliverability. Builder Partnerships surveyed its 520 members in September 2013 and had a very robust response rate of 12%.

 

We asked builders to report on the changes identified in the last 12 months. The members not only answered the questions but also offered comments and insight on the issues they're facing on the front lines of the residential market. On November 1, Charles C. Manufacturer Resources for BP Members

Most builders use Builder Partnerships for the training and rebate programs. However, Builder Partnerships and the manufacturers have more to offer.

 

I work with a lot of builders around the country, and usually builders rely on their trades to select manufacturers. Sometimes that works, but I prefer to select the manufactures that I am specifying and using in my homes.

 

Builder members can access the restricted area of the Builder Partnerships website, which lists all the participating manufacturers and their contacts. There you can identify the appropriate rep for your region. The regional rep will help you identify the best distribution for your area. In most cases, they will already know the quality and competitive trades in your market. If you already have a trade that you have under contract, the regional rep will help you find the best distribution network to get the materials to your site.

 

The manufacturer rep can assist with the appropriate product selection for your homes. This is helpful for first time buyers to luxury product. They will guide you with the latest and best new product to help you be more competitive in the market.

Building Science Myth Busters: Water-resistive Barrier Systems

"Build tight; ventilate right" is a slogan coined by Joe Lstiburek, the grandfather of building science and principal of Building Science Corporation. "Build Tight" refers to the thermal and moisture barrier envelopes of conditioned buildings. That's why when Lstiburek renovated his own residence, he relied on the water-resistive barrier (WRB) system tested to the industry's most stringent standards-insulated foam sheathing with long-lasting, acrylic and butyl-based tapes. Dr. Lstiburek's renovation turned out to be a real life building science experiment that revealed that 2" wide seam tape over Dow STYROFOAM Brand Extruded Polystyrene Insulation from Dow looked like new after 15 years in the harsh New England climate behind wood siding (see Photo 1).

 

Today, builders can select seam tape products that perform at an even higher level than those that were available 15 years ago. Today's options incorporate more UV inhibitors and high performance acrylic adhesives-chemistry similar to the acrylics used in exterior caulks and coatings. In addition, foam sheathings today employ 3-inch wide seam tapes for additional peace of mind.
