The housing recovery began in the first quarter of 2009, but it wasn't until 2012 that we began to see proof of a recovery. The single family seasonally adjusted housing starts rate in January 2009 was 80.25 percent below the peak rate in November 2005, having dropped to an annualized rate of single family starts of only 357,000. (See Figure 1.)
During the housing recession, the market dropped from a total of 2.068 million starts in 2005 to a trough of 554,000 in 2009, which is a decrease of 73.2 percent. (See Figure 2.) That drop finally flattened out in January 2009 and has slowly begun to rise. The estimated total housing starts in 2012, single family and multifamily, is 800,000. From the bottom this year represents a 44.4 percent increase, working out to a 31.4 percent annual increase.

Survey Shows How Manufacturers Can Improve IBS Return

I recently surveyed 30 small and large builders across the U.S. about the upcoming Builders' Show for a webinar I did for the Builder Partnerships organization. My purpose was to help their building material manufacturer members get a better return on their investment at the Builder's Show.
I don't know what the National Association of Home Builders is experiencing, but based on what I heard from the 30 builders I surveyed, there is good news for exhibitors.

- STAFFING: Trim down or build up your staff to meet the needs of the new buyer. They are demanding more of your salesperson's time and less glittering generalities, more specific knowledge like financing and less broad brush. "Just the facts, ma'am." And yes, they want to be closed!
- RECRUITING: Take time to hire the very best. Just five percent of all sales people are A-naturals that can sell one and a half to three times market average. You know they're out there. Go get them! When recruiting, look for positive mental attitude, work ethic, and trainability.
