Bill Mann of A.C. Enterprises will take us through the process of working with a contractor on a project from the perspective of a vendor as IREM SF meets June 17 in San Francisco. Bill will talk about preparing a project submission: how to formulate scope, review bids and convert into a project proposal to solicit executive approval/funding. He'll address how to present benefits and costs of deferring, making a recommendation and what to include (and what not to include). For 13 years, Bill served as Regional Manager for Draeger Construction, opening the Martinez, Las Vegas, Sacramento, San Francisco, Tahoe and Los Angeles offices. Most recently Bill joined the Senior Management Team at A.C. Enterprises a General Building Contractor with offices in the Bay Area and Central Valley. His experience and education have made him a recognized expert in community associations, real estate management, construction and finance.
Workshop: New Standards of Practice-capital improvements and replacements -- Join us for a couple of hours before the luncheon when we meet with key vendors who will help you prepare for capital improvement projects this summer and beyond.. Four consecutive sessions will cover roofing, HVAC, painting and asphalt. With all of the options available, this will help you dial in on what to use and when, key pitfalls to avoid, and most importantly, how to develop an effective scope of work to help ensure comparable bids are received. This detailed overview is a must-attend event for anyone who supervises or bids capital improvement projects, or wants to! Lori Burger elected to high IREM National post
Lori Burger, CPM, longtime chapter member and 1995 Chapter president, was recently elected Secretary/Treasurer of IREM International. This action usually leads to succession to the Institute's presidency, which for Lori would be in 2015.
This year Lori is Senior Vice President of IREM. She is also a Senior Vice President and Director of Eugene Burger Management Corporation (EBMC) headquartered in Rohnert Park, and has managed the full spectrum of residential and commercial property types.She has led the way in managing "full envelope" reconstruction projects of aging community association communities, orchestrating numerous multi-million dollar renovation projects. She has written and lectured extensively on a wide range of real estate management and related topics. Her husband, Steve, and father-in-law, Eugene, were also chapter presidents. Eugene was also a national president.

San Francisco's Commercial Lighting Ordinance:
Incentives Available to Help You Comply
If you manage a commercial building in San Francisco, you probably already know about the Commercial Lighting Ordinance. San Francisco's Commercial Lighting Efficiency Ordinance requires that 4-foot or 8-foot linear fluorescent lamps and ballast systems must be 81 lumens or more per watt of electricity consumed in all commercial buildings. This standard is most typically met with T8 lamps and electronic ballasts. In addition, 4-foot linear fluorescents must not exceed 5 mg and 8-foot linear fluorescents must not exceed 10 mg of mercury.
The SF Energy Watch program offers financial incentives and technical services that can help you comply with the Ordinance. Incentives for T8 lighting upgrades are available now but are due to expire by the end of 2012. Upgrade before the incentives are all gone! Take advantage of the SF Energy Watch incentives and start lowering energy costs. Also, the sooner you upgrade the sooner you start to see significant savings on your monthly energy bill. It's 7:00 p.m, you just got home after a long day of work. You sit down to dinner with your family. You receive a phone call from the Fire Department and they let you that the building you manage just had a fire.
You can be afraid of the situation, or you can be ready.
According to the NFPA, there was a civilian fire death every 175 minutes and a civilian fire injury every 31 minutes in 2009. With the most recent disaster happening in our backyard (San Bruno), it is surprising that many property managers don't have emergency preparedness plans in place to handle unplanned events.
Your immediate decisions following a property loss will have a massive impact on your building in the days and years to come. Without a proper plan in place the chances of making poor decisions greatly increase.
