Ask the Expert:
Q: As a board member, how can you be sure that your association is properly insured?
A: A homeowners association (HOA) shoulders not only the well-being of a community, but also many of its inherent risks. With few regulations and no general insurance programs able to fit all HOAs, it is imperative to understand the details of your association's coverage and design it to meet your needs. A good place to start is a risk summary & coverage checklist. Once you become familiar with the exposures that your type of community faces, it becomes a bit easier to determine which policies are necessary to purchase to ensure the community is protected. Typical policies, or components of policies, that get missed are: comprehensive equipment coverage, employee dishonesty, discrimination coverage, worker's compensation, comprehensive general liability, and director's and officer's liability. Even the most organized HOA can't protect against everything, though. By being proactive and filling in the cracks in your insurance you are taking precautions against making costly payments when the unexpected happens.

Do You Know Who To Call In The Event of an Emergency?
One of the benefits of having a property management company is knowing that when an emergency or natural disaster happens you can contact your team and things will be taken care of by a knowledgeable group of experts in a timely, professional manner. Seacrest has the past experience and the knowledge to prepare for any disaster.
The best mode of preparation includes creating a disaster plan for your community and its residents. Since Florida is prone to heavy rainstorms and hurricanes this time of year, it is key to create this plan early so you are not scrambling when a storm hits. Seacrest Services works hand in hand with our properties to ensure this plan is created early and is activated in the event of an emergency. Did you also know that we can help to:
- Engage in a priority emergency response agreement with a mutually agreed upon restoration company that will enable fast response and reduced costs when needed.
- Research the elevation of your property and evacuation routes to ensure that should a storm come and residents have to evacuate the process is as efficient as possible.
- Compile a complete, easy to locate file filled with vital information such as policy, warranty, and other key information to help expedite repairs and claims should you suffer damage from a storm or emergency.
- Ensure landscaping and exterior property components are storm ready. There are many things that you may not think of doing to prepare, but being experts in this field, we know how to make your property the safest possible.
Overall, there are a number of benefits to enlisting a property management company for the management of your community, especially during storm season. These are just a few.
