Greetings!
As we celebrate Earth Day, it is a great time to reflect on the beauty we have here in South Florida. From the beaches to the palm trees to the lush landscaping throughout, we are fortunate to have incredible views year round. It is also important to care for our surroundings year round. As part of Seacrest Services role in caring for our community, we are proud to announce that we have signed on as a partner with the City of West Palm Beach and ESPN Radio for the beautification of a local Palm Beach County park. It is important for us to keep our neighborhood communities, as well as our community as a whole, looking its best year round and we are honored to participate in this project.
In this issue of the Seacrest Services newsletter we will share with you tips to keep your landscaping looking its best, ways to be friendly to the earth, and some of the happenings at Seacrest Services. We also want you to begin to think about your community's hurricane preparation. Storm season is quickly approaching and it is never too early to think about your plans should a storm head our way. Q. Our condominium association has rules and restrictions regarding pets, but prior boards have ignored the restrictions, so some owners are keeping pets that violate the rules. I have just been elected to the board, and the new board would like to enforce the pet rules. Can we do that?

A. Enforcement could now be an issue for your community due to passage of time and lack of enforcement by prior boards. The fact that there is a new board that wants to enforce the documents does not, in itself, fix the problem of prior boards being lax. Under Florida law, if an association fails to enforce valid restrictions, it generally loses the power to enforce because a unit owner or tenant can defend himself by asserting "waiver" and/or "selective enforcement." However, it is not too late to fix the problem going forward. A properly drafted resolution mailed to all owners can revive a restriction that has been inconsistently or haphazardly enforced in the past, but only prospectively or going forward. Existing violations may need to be "grandfathered" because of fairness, and I would certainly recommend that your board consult with its legal counsel to discuss the need for such a resolution.

How can I prepare my community to look its best this Spring?
We've all heard the do's and don'ts of spring-cleaning inside of your home. But, did you know Spring is also the best time to prepare the exterior of your community to continue to look its best? Spring hard pruning is one of the most important ways you can care for your exterior landscaping. It helps to promote the overall health of your plants, promotes growth, and improves the quality of the flowers and fruit. Pruning involves the removal of specific plant parts, typically shoots, branches, fronds and flowers, to maintain the health, control growth, and influence fruiting, flowering and appearance. Below are additional details on why hard pruning is necessary this season.
Maintaining plant health:
Removal of dead/dying or damaged branches and diseased and insect infested plant parts is an important way to limit the spread of decay, disease, and infestation to other portions of the plant or to neighboring plants.
Controlling growth:
Over time, trees and shrubs can grow out of limited spaces in your yard. Regular pruning helps keep plants uniform in shape and size.
Improve quality of flowers and fruit:
Selectively removing some of the flower-bearing stems can enhance the overall size and quality of flowers and fruit.
Training the plant:
Young shrubs benefit from regular pruning. This will help establish the overall framework of the shrub and enhance its natural form so it matures into a structurally sound plant.

-Use mulch instead of toxic chemicals to manage weeds. - Choose native plants when making landscaping changes. Adapting your plant selections to match regional conditions will require less maintenance to keep them healthy. - Select components of your landscaping, such as certain plants or flowers, to prevent soil erosion.

Pest Control Tip:
Another way to keep your community looking its best is to protect it from unwanted guests such as termites. Termites live in colonies and feed on the cellulose in wood. They perform a vital function in nature, however, once termites move into your home or community, they can cause significant damage both structurally and financially. If you think you may have a termite infestation, look for these signs below.
-Look for dirt tubes in the foundation of your walls.
-Take note of any damaged wood.
-Check for sunken or rippled wall coverings.
-Search for small holes in walls.
-Inspect areas that appear to have water damage.
