Workplace Optimization Strategies:
The Incredibly Shrinking Office
Part Two
In Part One of this report, we discussed why more companies are turning to Project Managers to help them implement creative workplace alternatives. These companies are discovering how these new solutions will cut costs and improve productivity.
Now, in Part Two, we focus on some of these strategies that may work for you:
Changing workstations. While the overall footprint per employee is compressing (down from 300 SF per worker to around 220 SF), so is the size of workstations, which are now typically 6' x 8'. As a result, companies can expect to save 20%. In addition, a new kind of cube is evolving, as walls are coming down and giving way to space that supports collaboration and interaction. Because walls don't guarantee privacy, sophisticated sound-masking systems are replacing walls or workstation panels as the primary privacy screen.
Space reconfiguration. To fill empty seats, many companies are consolidating and "restacking" staff. In so doing, they promote communication and improve morale. And the vacated space may also provide an opportunity to set off the empty space and sublease it.
Virtual offices. Thanks to increased bandwidth for wireless laptops, smart phones, iPads, and virtual seminar meetings, today's office may be a den, café, cafeteria, or hotel. Virtual offices are especially compatible with the lifestyles of younger generations and a mobile work force.
Hotelling. The idea of one person per workstation is yielding to shared space. With hotelling, employees typically use a central reservation system to plan their schedules to best utilize time in the office and off-site.
Open spaces. Tenants are revitalizing worksites through spaces that support formal and informal communication and interaction. Buildouts promote comfortable work areas and open environments.
