SAVVY ESCROW TIP
** If you are taking a Short Sale listing remember to:

 

1) Open a listing Preliminary Report.

2)  Have your Seller complete a Statement of Information so that you know if there are any other liens and/or judgments that will need to be cleared.

3) Order a termite report - Remember that if the Buyer obtains an FHA loan, the lender will require Section I and Section II work to be completed if termite is a part of the offer.

4) Remember that if the Buyer obtains a VA loan, the lender will require a Section I clearance - no exceptions.

We are happy to announce that Oakwood Escrow's team is growing and we have a new escrow officer, Deborah Boykin-Stettler.

 Deborah Boykin-Stettler's exceptional career in escrow spans more than 2 decades long. She brings with her to Oakwood 25 years of escrow experience and a depth of knowledge and expertise that is invaluable to her position as an escrow officer at Oakwood Escrow. Her reputation for navigating complex transactions, multi-tasking with ease and managing challenges with calm professionalism have earned her many referrals and satisfied customers. In addition to her escrow experience, Deborah provides additional depth and dimension as a California Real Estate Licensee. She is an active member of the San Diego Association of Realtors, the Women's Council of Realtors and is involved in NAHREP and REOMAC.

Deborah and her husband Chris are the proud parents of 3 daughters who are very active in AYSO Soccer, snow skiing and surfing. Deborah volunteers at her daughter's schools and is involved in the non-profit, 'Project Concern'. Deborah and her husband Chris are also very involved volunteering with the 'CASA' Association. 'CASA' represents the best interests of abused and neglected children in the classroom, court room and community. Deborah is excited about her career with Oakwood Escrow and her community service efforts fit Oakwood's ideology perfectly!

Before you get too stuffed from turkey on Thanksgiving come out and run for a good cause! The 4th annual Thank you Run, benefiting Helen's Closet and the 4S Ranch-Del Sur Community Foundation, will be fun for the whole family. With a kid's run, a 5K and a 10K there is something for everyone. There is also a post- race family festival complete with a beer garden and laser tag!! Come join the fun!!

TIPS TO HOST A SUCCESSFUL OPEN HOUSE!
1) Advertise online and write colorful, descriptive ads and place them in web classifieds or open house directories, too. Post Internet listings everywhere!
2) Open all the drapes, blinds and window coverings -- let in that light.
3) Turn on every light in the house, except lights that produce noise such as exhaust fans without separate on / off switches.
4) Turn on soft music on each floor to help set a mood.
5) Have available colored
flyers filled with quality photos and reasons for a buyer to purchase your home.
6) Create a bulletin board of seasonal house photographs so buyers can see what the home would look like at another time of the year. This is especially helpful to showcase gardens during the winter.
7) Set out all documents pertaining to the house:
    1. Inspection reports
    2. Appraisal or comps
    3. Major repairs & warranties
    4. Blueprints for additions or future possible improvements
8) Take the dog or cat out; hide litter boxes and feeding bowls.
