Project Updates
Wind Creek Wetumpka
The garage contractor continues to push towards completion of the structure and has now completed all of the elevated slabs. It is currently anticipated that a portion of the new garage will be opened for customers on about June 15th, and that the existing garage will be closed at that time. Customers will enter the new garage from the new roundabout and park on levels 2 and 3 of Sections A, B, D & E. The new garage elevators are being installed and will be operable by that time. Flintco has started painting the interior of the garage and installation of light fixtures is proceeding. Exterior finishes on the garage have commenced and are proceeding on schedule. The hotel tower construction is also continuing to move forward as planned. The sixteenth floor of the Tower has been placed, the columns and walls are completed to seventeen and the contractor anticipates placing the eighteenth in mid June. As forms are stripped, the contractor has been installing ductwork, sprinklers, and metal stud partitions on the hotel room floors. Exterior metal studs and sheathing are being installed on the Hotel Tower up thru the 10th floor. Glass for the "punched" windows in the typical rooms is being installed and the exterior finish has begun. The contractor anticipates placing a temporary roof on the 11th floor to allow the installation of insulation and gypsum board on the interior partitions. The current schedule calls for a "topping" out of the structure by the first of July. Exterior stone work and the finish coat of EIFS have begun on the South side of the hotel tower and will continue to move up the tower. The main Casino floor is now almost completely closed in and roofing operations will be completed during June. The walls and the "cap" of the Life Support room beneath the Center Bar are now complete and have allowed the contractor to complete the Casino slab-on-grade work. Installation of the exterior metal studs and sheathing is ongoing, and the contractor has started EIFS finish coat and stone work on the river side of the Venues. The HVAC units serving the casino are scheduled to be delivered and set within a few weeks allowing us to have conditioned air to the space in early June so that interior work can continue. The BOH area is progressing and interior partitions are being installed. The main chillers have been delivered, set in place and are being connected to the already installed piping. Painting operations have commenced and tile work has begun. The coolers and freezers for the warehouse area are on site and installation will begin shortly. Kitchen equipment for the EDR will be delivered within the next month so that this area will be functional by the time the BOH area is occupied in mid-August. Furniture selection for the back-of-house is in progress with a goal of having furniture available for installation by late July. The Project continues on track to meet or beat the Contract Completion Dates of February 14, 2014 with Interim Completion Dates of December 16, 2013 for the Gaming Floor & Food Venues; November 1, 2013 for the Back-of-House and October 15, 2013 for the Parking Garage. We continue to work thru a listing of proposed change orders for the completion of the design documents; however, the project remains within the overall budget.
Creek Casino Montgomery Gaming Floor Expansion
Construction of the gaming floor addition at CCM is substantially complete and the floor was opened to the public on January 15th. The contractor continues to work on the punch list and completing the exterior hardscape. We anticipate being able to close out the project within the next month.
Riverside Smoke Shop
Meetings have begun with the architect on the conceptual design of this property. Layouts of these concepts are expected to be received within the next few weeks.
Ashland Avenue Project
CIEDA management is working with CIEDA Legal Representatives and has prepared and submitted a letter to ECUA formally requesting reimbursement for oversizing costs associated with the Ashland Avenue lift station upsizing.
Entertainment District Project
The pace of work at the Entertainment Project appears to be picking up with the addition of more manpower. Work in the theater auditoriums, center spine and non-smoking gaming areas are progressing quickly. CIEDA management continues to work with the architect and contractor to get the project cost within the overall project budget and meet the updated schedule and revised turnover date. Owner package coordination continues to be very successful.
Poarch Assisted Living Center & Tribal Health Clinic
Assisted Living Facility
Contractor, S. Rolin - White-Spunner Construction, Inc. The pace of work at the ALF continues to increase. Subcontractors are installing the insulated nail-base roof decking and roofing underlayment over the living areas on the East side of the facility. The metal roofing subcontractor has started installing metal eave trim and metal roof panels on the east side of the SAIL Center dining room. The metal stud subcontractor is framing the interior partition walls of the living units on the west side of the facility and has started laying down track in the administration areas and in the east side living areas. The metal truss subcontractor is installing the light gauge metal trusses and metal roof deck over the two lounge and screened porch areas and has started installing the light gauge metal trusses over the connecting corridors between the Recreation/Living Area building and the main building. Exterior wood sheathing and Tyvek building wrap continues to be installed around the exterior of the buildings. The mechanical, plumbing, fire protection sprinkler, and electrical subcontractors continue to rough in walls and above ceiling in the back-of-house and kitchen areas and they have started roughing in the southwest living area units as well. A mock-up panel has been installed on a building corner to show the synthetic stone wainscot, the painted Hardi panel siding, and the fiberglass clad window units. The architect is making the updates to the plans and specifications to implement the final value-analysis changes. The current job schedule shows a substantial completion date in late Jan. 2014.
Tribal Health Clinic
Contractor, S. Rolin - White-Spunner Construction, Inc.: The pace of work at the THC also continues to increase. The metal stud framing subcontractor continues to install exterior wall framing on the first and second floor levels, roof canopy framing above the second floor level, and has started framing the roof parapet walls along the east side of the roof. This subcontractor has also started to install exterior sheathing and building wrap in the areas previously framed, and they continue to install interior wall framing on the first floor level. The brick mason is installing the thru-wall flashing along the bottom east side of the building and is scheduled to start installing brick soon. The block mason is topping out the elevator shafts near the main entrance to the building. The structural steel subcontractor has installed the metal floor decking and nelson studs at the third floor/roof level mechanical and electrical rooms, and has started setting the steel columns at the main entrance canopy. The concrete subcontractor is installing wire mesh and preparing to pour the third floor/roof level mechanical and electrical room slabs on Saturday. This subcontractor is also excavating, forming and pouring the concrete foundations which will support the exterior mechanical yard screen wall. The mechanical subcontractors are installing HVAC sheet metal ductwork, welded steel mechanical piping, PVC and CPVC domestic water piping, and steel fire sprinkler piping with Victaulic fittings in the above ceiling areas on the first floor level. The electrical subcontractor continues to install conduits and junction boxes of various sizes in the above ceiling areas on the first floor level. The heavy timber trusses for the high roof central atrium area were delivered and the installation subcontractor is scheduled to start putting these trusses together and will start installation of these trusses soon.
Site - ALF & THC
The grading subcontractor continues to install the site storm drainage systems and the storm drainage loop around the building which connects to the building roof drains. They continue to encounter unsuitable soils in the utility trenches below the roads and parking lots, and the contractor has been instructed to remove and replace these unsuitable soils under the instruction and observation of Larry M. Jacobs & Associates and Bhate Geosciences in accordance with SS&A's design recommendation.
Martin Road Improvements
Martin Construction, Inc.: The BIA has prepared more documents which will be sent to Escambia County for signature. The BIA's transportation department has completed their review of the project and has now forwarded the plans and documents to their real estate department for their review. The project may get held up in this department because of the lengthy review process so we have separated the water and sewer connections in the Martin Road project that service the ALF and THC projects, so as not to delay these projects. A motion was adopted to grant approval of separate contracts with the water and sewer work.

CCM Sewer Improvements & Force Main
Contractor, S. Rolin Construction, Inc.: The wet well epoxy liner has been installed. The contractor and Goodwyn Mills & Cawood met with MWWSSB to discuss final changes to the electrical and controls work. GMC is updating the electrical plans and will send copies to MWWSSB, Johnson Controls, and C2i, is sending the final control point locations to MWWSSB. Once these drawings are approved they will be issued to the electrician for pricing of the additional cut-offs being required for the generator and transformer. S. Rolin will relocate the chain link fence to accommodate the valve box. Due to continuing MWWSSB review and approval of the finalized drawings and submittals the completion date is pushed out to late June 2013.
