What a difference a decade makes!
The last major peak for the residential construction market was almost exactly 10 years ago this month. The National Home Builders Association reports that the annualized rate for building permits was over 1.1 million last month. The last time that much permit activity was recorded, it was 2006. Amazing isn't it? There are several drivers for this increase in activity but the bottom line to prospective new home owners or consumers of building services is the same. Right now there is more demand for construction services than our builders can meet.
Here in Southern Oregon we have a few other factors that are particular to our region. First of all is our proximity to California, 40 million folks looking over the border to our state of 4 million with no sales tax and bargain priced (for them) real estate. Lots of them are deciding to move here. Secondly, is the unforeseen demand for property that was brought on by the legalization of marijuana farming. Out of state and out of country money is flowing to Jackson county; buying land and construction services at a prodigious rate. Also competing for land are the grape farmers looking for lush but affordable Southern Oregon soil to plant the next (soon to be famous) vineyard.
The days of foreclosed buildable lots and bargain priced homes languishing on the market for months are long gone. Today, buyers are making multiple offers and Realtors are working hard to keep up with this red hot market. Residential and Commercial construction companies are running in high gear, doing their best to take care of customers during this time of extremely high demand. SOBA president, Tim Alvarez has been named the 2016 Top Emerging Leader!
The Rogue Valley's top philanthropic leaders were acknowledged today at Redemption Ridge's Emerging Leaders luncheon. Redemption Ridge offers support for sex trafficking victims.
Of the ten young leaders nominated, the top leadership award went to Tim Alvarez of Claudio Alvarez construction for his outstanding efforts. Congratulations also to SOBA member, Saul Stearns of Finsh Line Real Estate.

The Wall Street Journal The average cost for home builders to comply with regulations for new home construction has increased by nearly 30 percent over the last five years, according to new research from the National Association of Home Builders. Regulatory costs such as local impact fees, storm-water discharge permits and new construction codes, which have risen at roughly the same rate as the average price for new homes, make it increasingly difficult for builders to pursue affordable single-family construction projects, the group argues. Over the last year, various groups, including community lenders, affordable housing advocates, civil rights groups, interested observers, and financial analysts, called for a change in governmental policy that would allow Fannie Mae and Freddie Mac to rebuild a capital base.
