These are busy times for FICAP and the Concrete Coalition of Florida. Michele and I had the privilege to attend the Governors Inauguration and swearing in ceremony in Tallahassee in early January. You'll see by the photos below, we met a few other top officials in the process.

Together with FC&PA and MAF, our industry was well represented during Concrete Days in February and our legislators know the "concrete guys". The Concrete Masonry Education Council was appointed and has established the necessary documents and policies to "get to work." FICAP was well represented on March 5th, 2015 when the participating companies met for the signing ceremony at Mid-Florida Tech. We also attended the NRMCA convention in Orlando where the threat of the wood industry received national attention. Florida has positioned itself well to combat the growing threat to our market share from the wood industry but it will be a long ongoing battle to overcome the problem.

Moving forward, FICAP has a lot on our calendar:  

 

  • On March 28th we will host our 14th Annual Clay Shoot in which the raffle drawing benefits our Political Committee. Not planning to attend? You will still be able to purchase raffle tickets for our 50/50 drawing - $10 per ticket or 3 tickets for $20. Contact Michele for more info. It is a great event and Tampa bay Sporting Clays is a wonderful venue.
  • In April, the Jahna's will be hosting a roving meeting and fish fry in Avon Park. For those of you who missed the last one, this is a great time to kick back and socialize with your fellow industry professionals.
  • We go back to the FC&PA building in May, for a cocktail reception then dinner with a presentation from S. Gordon Hill of Hill, Ward, Henderson. Gordon will talk to us about how we can prepare and enact best employment practices.
  • Last but not least, please mark your calendars for the annual convention. This year's gathering will be a Concrete Coalition of Florida event with companies from FICAP, MAF, and FC&PA coming together from June 24th to the 28th at Hawk's Cay Resort in the Florida Keys. Please make your reservations early as we expect the resort to sell out this month.

What are the facts?

I'm a fan of the NRMCA and the work they do to provide our industry with knowledge and resources to succeed. Each year I attend their annual convention and walk away with valuable information.

We've mentioned many times the threat from the wood industry and their WoodFirst Initiative. NRMCA, and other national and regional associations, recognize this threat, monitor it closely and are putting solutions into practice. Florida faces a very real threat from the wood initiative. The threat is not down the road or in the future...it's here and now! Just drive down I-4 and view the multi-level commercial structures with concrete on the first floor and wood on the remaining. The most offensive is in downtown Orlando. Makes me want to join the sales force on the front line and convince the developers and designers they are nuts.

This is Florida. We have hurricanes, bugs, mold and various other issues to deal with, so building with a product that burns, attracts bugs and encourages mold is ludicrous, right? Why are some turning to the inferior structures; to save a few dollars; because they've been sold a bill of goods?

In one of the meetings I attended last week, the conversation pertained to the value of concrete and how it's the best product in the Florida marketplace. A participant in the conversation, an attorney from another industry and not part of the construction industry, admitted that he doesn't understand the value of concrete. He's just a citizen of Florida who would purchase what the builder recommends because he has not been educated on the benefits and value of concrete. He has nothing against it; he just doesn't understand why he should use it over another product.

Another benefit of the NRMCA is the State Congress. The Executive Directors from each state association participate in the Congress and we share ideas and experiences from each state; the issues we face and the solutions we implemented. An issue brought to the table last week was the lack of promotional materials/website available to counter negative publicity from the consumer.

One state faced an avalanche of negative publicity when one of their members was approved for a new batch plant. It appears that the imaginations of Twitter users are extreme and if enough of them tweet it then the local news will report on it. At no point were facts reviewed or stories substantiated, but a lynch mob mentality took the lead. We've seen it happen in Hollywood and major news stories, but this is the first time it was used against our industry. Attorneys and the State Association nipped it and stopped it from going any further, but it revealed a weakness and an area in which we need to be prepared.

What are the facts about Concrete? Does living with Concrete cause cancer? Of course not! We have 3rd, 4th, 5th generation concrete folks (we won't in this article tackle the Romans and such of 2000 years ago) who not only work with concrete, but live with it every day.  I could ramble about this and stay on my soap box, but I will wrap things up with this thought: If concrete is bad for you, then why did the EPA just publish an updated list of their top 70 Performing Energy Star Manufacturers and most of them are Cement producers?

The NRMCA is taking the lead on creating a website for the sole purpose of promoting the benefits of concrete; a resource the nation will be able to utilize and share with the general public. This site is not for the purpose of educating our industry, but for sharing the benefits with the average consumer, such as the attorney mentioned above. Just another useful tool in our arsenal.

NRMCA EDUCATIONAL OPPORTUNITIES

The FC&PA will be hosting the NRMCA's Certified Concrete Sales Professional Course beginning in March. The course is composed of four different modules with topics ranging from the Basics of Concrete to Understanding the Concrete Contractors Business. 2015 Florida Legislative Session Underway

 

The sixty day 2015 Florida Legislature began March 3. Fifteen hundred and sixty eight (1568) bills had been filed by opening day of the Spring Session. Opening day is the last day to file bills. There are several major issues Governor Scott, Senate President Gardiner and Speaker of the House Crisafulli will deal with this spring, including approval of the annual state budget, currently proposed by the Governor to be in the $77B range. Keep in mind passing the budget is the only bill the legislature is required to pass each year. No wonder only 10-15% of the other filed bills pass each year.

 

Our just concluded Concrete Days in Tallahassee helped us continue branding the Concrete Industry with our legislators. FICAP was well represented in Tallahassee this year. Joining us at the various activities were President Steve Bishop, Executive Director Michele Stropoli, Rocco Cafaro from Hill Ward Henderson, Gary Goebel from Oldcastle, Larry Griswold and Tom Taylor from Griswold Concrete, Adell Jahna from Jahna Industries, Conley Jahna from Jahna Concrete, Nick Murrow from Headwaters Resources, and Renee Williams from Maschmeyer Concrete and Lori Marino from Titan.

Florida leads country in Home Price Index

As a state, Florida has one of the best performing real estate markets, according to Black Knight Financial Services' latest Home Price Index report. Jacksonville, however, does not top that list. 

 

The HPI, which summarizes home prices in nearly 20,000 ZIP codes nationwide by analyzing closing transactions, including short sales, counts these Florida cities among those with the most traction and stability nationally: Cape Coral, The Villages, Sarasota, Naples, Miami and Port St. Lucie.

 

Jacksonville, on the other hand, saw its average home price go down from $244,000 at the peak of the market, in 2005, to an average of $174,000 last month - a decrease of 28.5 percent overall and a 1 percent drop over the previous month.

New Home Starts

The data on new home starts has started to trend back in a positive direction again. Thus far the activity is not the equal of what it was in mid-summer or at the start of last year but given where this sector has been the reversal of that late summer downturn is welcome. The data that comes out in the next few months will be the most important as this is getting to be the prime time for builders. The sector is showing some improvement in both new home construction as well as existing home sales but all the usual barriers are still in place as well. Mortgage rates are down but it is still hard for new buyers to qualify. The average price has fallen from the peaks last year but they are still higher than they have been in previous years.

The expectation is that housing will stabilize in the year ahead, but the big question revolves around the reaction of the markets to an interest rate hike by the middle or end of the year. Most expect there will be some hesitation in the market as mortgage rates will rise somewhat on the news that the Fed is through stimulating at its previous pace.

The other factor to be aware of is that multi-family units are still outpacing the single family home and by quite a large margin. The apartment option still appeals to the younger buyer as well as the older buyer that is seeking to downsize. The many variations on assisted living facilities are figuring in to that multi-family growth.
