RealSource Will be Closed for the Holiday

RealSource would like to wish everyone a happy and safe July 4th. The RealSource office will be closed on Thursday, July 4th and Friday July 5th for the holiday.  We will re-open on Monday, July 8th at 9am.  

 

 

New Jersey Real Estate Commission Extends License Renewal Deadline to JULY 15

As of June 28, The NJ Real Estate Commission has extended both the continuing education and license renewal deadlines of June 30 to July 15, 2013. If you have any questions please contact The New Jersey Real Estate Commission at 609-292-7272

 


 
New Cycle, New Classes!
The next Continuing Education cycle began on July 1st, 2013.  RealSource has added Spring and Fall classes to our schedule to help you get a head start on your requirements.  A few important things to note about this cycle:
 
 few important notes about the new cycle:
  • Cycle Dates: The new cycle runs from July 1, 2013 - June 30, 2015.
  • Requirements: The number and type of credits required will be the same as in the previous cycle, 12 credits with a minimum of 6 being core, and of those 6 core at least 2 must be approved for ethics. 
  • Can I take a class this cycle if I took it last cycle?: Yes. If you took a class last cycle, you may take it again this cycle for credit.
  • I'm a New Licensee.  Do I have to complete CE requirements?: Yes. If you are a new licensee and were exempt from the previous cycle, you must complete all requirements in full for the current cycle.  Anyone licensed prior toJune 30, 2014 must complete all requirements in full. The only licensees exempt from the current cycle are those who will be licensed between July 1, 2014 - June 30, 2015.

Procuring Cause: 9 Factors to Consider 
3 ELECTIVE CREDITS
About the Class: A better understanding of the concept of "procuring cause" will help agents identify appropriate activities when soliciting business from and assisting potential buyers. This course is designed to give the licensee a review of the basics of procuring cause. The nine factors considered in a procuring cause dispute will be explored and agents will be asked to identify what actions are appropriate when they are working with clients and customers to avoid procuring cause disputes.

11 Ways to Lose Your License

About the Class: 
While a creative agent can find more than 11 ways to get in serious trouble, this course looks at some of the most frequent violations of the laws that regulate the real estate industry. Avoiding the unauthorized practice of law when guiding a client through a complicated transaction, identifying risk management techniques to decrease potential conflicts of interest and a review of how social media and changing markets are changing the way licensees practice are a few of the topics to look forward to.

I Don't Give a Twit... Social Media Risk Management

About the Class: Expert Trista Curzydlo, JD will teach you to: 
  • Categorize your current social media usage to assist in creation of risk management techniques while continuing to appropriately "brand" your brokerage.
  • Identify at least 3 federal laws that regulate activities they are involved in on-line in their real estate practice and explain what risk reduction techniques they will implement to decrease the chance of violating those laws.
  • Explain when social media usage is most likely to be viewed as advertising by a regulatory body and what requirements must be met when using social media as an advertising tool. 
  • Assist your clients in protecting information and data by identifying three risk behaviors a client should be aware of.

The Practice of Dual Agency

About the Class: Understanding dual agency is essential to the effective and safe practice of real estate. This course is designed to give the licensee an in depth review of the laws of agency as they apply to the practice of dual agency in New Jersey. The basic concepts of agency disclosure, how agency relationships are created, and the fiduciary duties we owe clients differences between the duties we owe clients and customer are briefly reviewed. Through scenarios and studies of court cases the duties we owe clients in dual agency are explored. Key issues in dual agency (confidentiality, informed consent to dual agency, fidelity to the client) will be illustrated.

Residential Rentals: Dos and Dont's
3 ELECTIVE CREDITS
About the Class: Residential rentals can be a large proportion of an agent's business. This course is designed to assist agents identify their roles and responsibilities when representing landlords and tenants. Course content will include fair housing, qualifying tenants, inspection of premises, security deposits, initial payments, and preparing the NJAR lease. A general discussion of the responsibilities of the landlord and tenant will also be presented so that agents can address common landlord and tenant concerns.
