Dues Relief Assistance Applications for thos who were impacted by Superstorm Sandy are Due.

Quadrennial Ethics Requirement was Due by December 31, 2012.  If you have not yet completed this requirement, you have until January 11 to complete this requirement before a suspension.

If you have not met this requirement yet, time is running out!

The following dates and times are available for you to complete this requirement.  Classes are held at RealSource and will give you 3 Core CE Credits, including 2 Ethics Components in addition to meeting the Quadrennial Ethics Requirement.

  • January 11 - 9:30pm - 12:30pm
  • January 11 - 1:30pm - 4:30pm

If you would like to register for one of these sessions, please email nilchert@njrealtor.com indicating your name, the date, and the time you would like to take the class.

 

If you cannot attend on this date, you may take a free online course via www.realtor.org.  Please note this course will not give you any CE credits in addition to meeting this requirement.  

 

A final alternative you have is to take the course, Cracking the Code of Ethics, available for purchase via The CE Shop.  This course will give you 3 Core CE Credits including 2 Ethics Components in addition to meeting the Quadrennial Ethics Requirement. For this course, click here..

Dues Relief Applications are Now Available
The New Jersey Association of REALTORS® in conjunction with NJAR® Leadership Team and Finance Committee have been working to offer dues relief for members impacted by Superstorm Sandy.  RealSource has decided to open this application process to our members.  Dues Relief Assistance is available and limited to qualified applicants severely impacted, both personally and/or in their business by Superstorm Sandy.  Assistance is available in the form of a credit/refund towards 2013 National Association of REALTOR® Dues ($155) and 2013 New Jersey Association of REALTORS® Dues ($115).  For more information and to access the application, Click Here.

Owners of Properties That Suffered Material Depreciation from Superstorm Sandy Must Meet January 10 Deadline for Notifying Municipal Assessor

As we begin the New Year, we are circulating this Alert regarding municipal assessments to notify owners of properties that suffered material depreciation as a result of Superstorm Sandy-related damages of an important provision in the law and an imminent reporting deadline.

 

For 2013 tax assessments and appeals, the date of valuation of property is normally as of October 1, 2012. This pre-dates the late-October storm and would not take its devastating aftermath into account. However, the law provides for a later valuation date of January 1, 2013 in instances where any building or other structure has been destroyed, consumed by fire, demolished, or altered in such a way that its value has materially depreciated by the actions of a storm between the dates of October 1, 2012 and January 1, 2013.

 

Property owners must give notice to the municipal assessor by January 10, 2013of such material depreciation of the property as a result of Sandy in order to have the property valued and assessed in its post-storm state.

 

After examination and inquiry, the assessor will then determine the value and assess the property as of January 1, 2013, taking into account the material depreciation of the property. As a result, a tax appeal for 2013 may not be necessary.

On January 1 both the Senate and House passed H.R. 8, legislation to avert the "fiscal cliff."
