Moved, Seconded & Carried: Board Meeting Highlights
 At their March & April 2013 meetings, the Board of Directors took the following actions: 1. Approved the minutes of their February 26 and March 26, 2013 meetings. 2. Acknowledged their receipt and review of the February & March 2013 financial reports subject to fiscal year end audit. 3.Elected the following officer positions: John David, President; Richard Bergstrom, Vice President; Joy Parkins, Treasurer and Carl Stoehr, Secretary
4. Reviewed and denied a plumbing reimbursment request because the maintenance services provided were for the benfit of a single unit.
5. Approved a proposal from 4 Pals Plumbing to repair a sewer line on Lost River Court at a cost of $1,250.00
6. Approved three proposals from SGM & Building for repairs to fences at a total cost of $1,035.00.
7. Per input from South Coast determined to solicit information on possible services from a roof consultant prior to moving forward with any major roof replacement and repairs.
8. Denied an appeal of a plumbing reimbursement request.
9. Tabled action until May 2013 on roof consulting services and fire extinguisher services subject to submission of additional information.
10. Approved a proposal from Saber Concrete for unit foundation repairs on two Lost River units at a cost of $20,325.00.
11. Held an executive session hearing on nusiance and damage to the common area with an owner and the tenant the owner leased the unit to.
The next meeting of the Board of Directors will be held on May 28, 2013.

Meet The Board Event Tentively Set
The Serrano Woods Board of Directors have tentaively set May 19th from 2:00 p.m. to 4:00 p.m. for a Meet the Board community event. More details will follow soon. |

Be A Good Neighbor & Be Pet Sensitive
 The Serrano Woods rules and regulations provide in part the following regarding pets residing in the community. While in the common area, pets are to be kept on a leash held by a person capable of controlling the animal. Pet droppings in the common area are to be picked up by the owner immediately and disposed of properly. Additionally, owners must prohibit their pets from creating a disturbance or nuisance for your neighbors. Unfortunately, some owners are allowing dogs to run off leash and not picking up after them. If you are aware of this please report it via the violation form on the community website or by email or phone message to the management office. Additionally, you need to be sensitive to your dog barking and being a noise nuisance. If this is a problem homeowners again report it to the management company via the website and contact the City Animal Control Department to register a complaint. Enjoy & love your pets, but please be responsible and don't allow your pets to become a neighborhood problem.

Abandoned Furniture, Appliances & Other Items Will Be Disposed Of
It is the policy of the Board of Directors that if furniture, house hold appliances or other personal items are left in the common area that the association will have those items disposed of. If the property is traceable back to an owner or tenant, any costs incurred by the Association will subject to a hearing be billed back to the unit owner. Please help keep Serrano Woods looking good by not placing items like furniture, appliances, etc. in the common area. Owners and tenants are not permitted to do this even if they are attempting to sell these items. |

Volunteers Needed For Landscape & Architectural Review Committees.
The Board of Directors is soliciting interest homeowner who would like to serve on either the Landscape Committee or Architectural Review Committee to step up and raise their hand.
Those serving on the landscape committee would need to be available for the monthly walkthrough which takes place on the 2nd Friday of each month at 8:00 a.m. and lasts 1-2 hours in length.
Those interested in the architectural review committee need to have email access and be available to review applications when they are submitted. Although the committee handles most applications via email, being available for possible needed meetings at dates and times that would be determined by the committee members on occassion.

Go Green! Here's What You Can Do Online Via The Community Website
Via the community website at www.serranowoods.org you as an owner have a number of things you can do electronically.
The first step is to register for the "Members Only" section of the website. Click on the link on the website home page and follow the instructions. If you need assistance please contact Gricelda Ayala at South Coast Property Management.
Once you are registered for the members only you have the ability to utilize various electronic benefits including:
ELECTRONIC BILLING STATEMENT: You can now get your monthly billing statement via email. Register for the new "Members Only" section of your community website and when you've done that select the "Receive Electronic Billing Statement" option from the Resident Services Menu, complete and submit the required information and you'll receive your monthly billing statement via email.
ONLINE PAYMENT IS HERE: You can now pay your quarterly assessment online rather than writing a check. Register for the new "Members Only" section of your community website and when you've done that, select the Pay Online option from the Resident Services Menu. You'll need to register some information one-time to use this service, but you can then make your payment each quarter electronically!
ACCESS YOUR ACCOUNT ONLINE: Did I make a payment? Has my payment been credited to my account? Now homeowners can log in and view their association account using their unique account number and password listed on their association billing statement.
"E-NEWSLETTER: South Coast now sends the Association newsletter online. Make sure we have your email addressso you can receive the newsletter and other important association communications on-line.

INSTALLING A NEW AIR CONDITIONING UNIT? YOU NEED APPROVAL FIRST
Homeowners who plan to install a new air conditioning unit on the roof in 2013 need to submit and obtain architectural approval from the association prior to commencing the work. You can download the forms and paperwork form the "members only" section of the website at www.serranowoods.org. If you have any questions, please contact South Coast Property Management.
REMEBER THESE IMPORTANT PARKING REGULATIONS
Residents should park their vehicles in their garages and in their assigned parking spaces. Each Condominium Unit has a one-car garage and one assigned parking space. Residents that have two or more vehicles are required to park a vehicle in their garage and a vehicle in their assigned space.
The following parking regulations and restrictions will be upheld within the Community for the mutual benefit and safety of all Association members, residents, and their guests.
A. Unassigned parking spaces and curbside parking are available to both residents and guests, hut parking in these spaces is limited to seventy-two (72) hours in anyone seven (7) day period.
B. Guest parking spaces are designated parking spaces reserved for guests only (not for homeowners or residents), and guest parking is limited to seventy-two (72) hours in any one seven (7) day period.
C. Parking is forbidden at any time on any Common Area that is not designated for parking (i.e., landscape, access ways to the Units, fire lanes, red-painted curbs, in front of mailboxes and trash enclosures, or within fifteen (15) feet of a fire hydrant.) Vehicles parked in Common Area that is not designated for parking are subject to towing with no notice or warning.
