What's New on the Real Estate Front .. in Alamos?

 

Prices have adjusted themselves in the last 12 months similar to the markets of the North and are at lowest levels since 2004 ..  

 

Seller's have been more open to carrying a note with substantial down payments in order to sell.  With a well written notarized contract of purchase and sale all parties are finding it an easy and safe way to move forward ..

 

Buyers are no longer solely from abroad.  30% of properties sold in the past year were purchased by Mexican nationals retiring or buying a second home.  Since the Telenovela, "La Fuerza del Destino" which by the way you can watch on Netflix, Alamos has become a popular destination for Mexican families ..

 

Fees at the Public Registry Office have increased in some cases by 2,000% since the first of 2013 which is impacting closing costs ..

CIMA
    Health care in Mexico is  extremely cost effective, costing approximately 30%-40% of equivalent services in the US and is provided by highly skilled specialist in all fields.  

  

The (IMSS) Mexican Institute of Social Security, provides affordable insurance for basic health care for under $600.00 per year.  Foreign retirees can access medicine, X-rays, dental work, and even hospital care, if necessary, with this insurance coverage.

 

Although Medicare is not allowed in foreign countries, there is a growing movement among the US retirees to promote changes in public policy that could lead to expanded flexibility of Medicare coverage beyond U.S. borders, with Mexico high on the list of allowable countries.  Although, public policy is slow to influence it is economically beneficial to the Medicare system to move in this direction.  Hopefully soon this, too will be a reality for the US Expat ..
