CAHEC Awards Five Nonprofits Open Doors Homeownership Grants       
 

Ten years ago, CAHEC created the Open Doors Homeownership Grant to assist nonprofit organizations in the development of affordable housing for sale to low-income households within our footprint. To date, CAHEC has awarded $360,000 to develop homes for households earning 80% or less of the area median income. Each application submitted is carefully reviewed and scored based on their community's need for affordable housing, social services provided to targeted families, the organization's need for additional funding, and other goals of the project.   

 

CAHEC would like to congratulate the 2014 Open Doors Homeownership Grant recipients:

Being Aware of Accessibility Requirements of the
Fair Housing Act

In our job of inspecting properties for state agencies and investors here at Spectrum Enterprises, Inc., we are continuing to see developments that are built in violation of the Fair Housing Act (FHA). While comprehension of this act is very confusing, we expect that owners and managers should have a firm grasp of, at a minimum, the basics. In this article I will outline a few of the more prevalent issues that we see, and share solutions for preventing these violations.      


 

The FHA covers most types of housing, but the required design and construction guidelines only apply to certain housing (generally buildings with four or more units) built for first occupancy after March 13, 1991. In simplest terms, this means that while you might have to allow a tenant to make reasonable modifications to their unit built in the 1980s, you are responsible for making sure that all covered buildings and units are designed and built to FHA standards for buildings occupied after March 13, 1991.

Our Mission in Action  
 
CAHEC is more than a provider of equity financing. We are committed to being a relevant presence within the communities we serve by supporting a number of programs that provide sustainable opportunities such as loans, grants, and our unique Community Investments to our partners.
  • The Carmichael Building, a CAHEC New Markets Tax Credit investment, was recently awarded the Outstanding Downtown Redevelopment Project by Downtown Durham, Inc. Congratulations to all of our partners involved in this award winning accomplishment. 
  • Residents of Stoney Creek Apartments in Laurinburg, NC, are looking forward to celebrating the holidays together utilizing community amenities provided by CAHEC grants. And after the holidays, residents can enjoy the property's Rex Williams Wellness Center to burn off some holiday calories.

  • In a recent survey, one resident was thankful her site manager, Jackie Carpenter, of Cane Creek Apartments, encouraged her to apply for CAHEC's David T. Peet Adult Scholarship.

"I would like to express my gratitude to Jackie - her professionalism, helpfulness, and encouragement was unbelievable!

CAHEC's Team Outreach

 

CAHEC's principle of Social Responsibility encourages staff to be advocates within the community. One way the CAHEC team displays this principle is through our annual team outreach. These activities focus on a broad area of our mission, and offer an indirect team building aspect because we volunteer in our community together. Throughout 2014, CAHEC has served over 990 hours at local organizations across the triangle. From volunteering at the Food Bank of Central and Eastern NC and The Green Chair Project, to adopting a park and refereeing the NC Senior Games, CAHEC has empowered individuals and families, revitalized neighborhoods, and protected the environment. 


 

CAHEC Tree Needs Your Votes

CAHEC is competing in the Triangle Christmas Tree Challenge for a cash prize that we pledge to donate to a area nonprofit that serves low-income residents. The contest is very competitive, but voting is simple - the tree with the most votes wins! 

 

CAHEC, along with over 50 other local nonprofits, decorated a tree representing our mission in Diamond Park View within the American Tobacco Campus in downtown Durham, NC.  

 

Now that the tree is shining bright for all to see,
