Part of June and most of July kept this old Marine hopping for customers that had flooded basements, sump pump problems, battery back-up problems and one that had a flooded crawlspace. I could literally write a book about all of the different scenarios that I ran across and what to do and not to do. I touch on just a couple of things in this month's newsletter. We have had 2 cats in the house for over 13 years going back to when I picked up 2 kittens at a job site. One of those cats died recently and we adopted 2 kittens on Father's Day back in June. Here are the newest additions to the Heffner household, Percy is the tabby kitten on the left and Pepper is on the right. It's like having new babies in the house, but we are all having fun. As for our older cat, she is slowly adjusting to the kittens.  |
 | Do You Have An Insurance Rider For Water/Sewer Back-up? | |
Having homeowner's insurance doesn't necessarily mean that you have coverage if the house floods from a sump pump failure or a sewer back-up. Typically, you need to have what's called a rider to your policy which comes at an added expense. Check with your insurance agent if you're not sure.
If your home floods and you don't have the proper coverage, all of the expenses for the water/sewage clean-up becomes the responsibility of the homeowner. I had a neighbor whose basement flooded in July and because he didn't have a rider, he's now fighting with the insurance company and the water damage company over all of his bills to fix the basement.

| Electrocution From Flooded Basements |
A 29 year old Maryland woman and her 4 year old daughter died back in June after being electrocuted in their flooded basement. NEVER step into a flooded basement until you know for sure that the water is not energized. Anyone's natural reaction when seeing a scene like this on the right is to jump in and save what you can. My advice is to fight that urge and wait for the professionals who will be properly equipped to deal with a situation like this. Here are the steps to take when your home floods:
1. Call a plumber to fix the sump pump and get the basement pumped out.
2. Call your insurance agent to let them know that the basement has flooded and ask them if they have a specific water damage company that they want you to use.
3. Regardless of the time or day of the week, call a water damage company and get them out to your home as soon as possible.
4. Document, document, document. Take before, during and after pictures of what has happened, save all invoices from the contractors that have been called out to fix the flooded basement and make sure that the sump pump that failed is left behind for the insurance adjustor.
